About the Role
The Maintenance Coordinator ensures the community remains safe, attractive, and operational by overseeing preventative maintenance for the building interior, exterior, and grounds. This role involves performing repairs, managing subcontractors, and providing backup transportation support for residents.
Responsibilities
- Perform or supervise maintenance and repairs for community interiors, exteriors, and equipment.
- Inspect the community daily and monitor maintenance logs to address concerns promptly.
- Implement and adhere to maintenance programs for HVAC, carpet, and mold prevention.
- Order maintenance equipment, parts, and supplies following company procedures.
- Monitor capital improvement projects.
- Maintain the mechanical room in a safe, orderly, and functional condition.
- Perform emergency maintenance services on an on-call basis.
- Assist housekeeping with deep cleaning of apartments and common areas.
- Maintain Hazardous Chemical Inventory and Safety Data Sheets.
- Coordinate with local fire marshals, building inspectors, and state elevator inspectors.
- Conduct new employee orientation and training sessions.
- Perform quality assurance audits.
- Participate in monthly Safety Committee meetings.
- Provide backup support for the Community Driver to transport residents.
Requirements
- Must be at least 21 years of age.
- High school diploma or equivalent.
- Valid driver’s license, good driving record, and proof of auto insurance.
- Ability to lift up to 100 pounds.
- Ability to pass criminal record clearance, health screening, and TB clearance.
- Ability to communicate effectively in English, both verbally and in writing.
- Ability to work under time constraints and meet deadlines.
- Must meet state health-related requirements.
- Maintain certifications such as First Aid as required by state regulations.
