About the Role
Manage the daily operations of a diverse property portfolio, maximizing investment value through proactive management, legal compliance, and tenant satisfaction. This role requires direct client communication and supervision of staff.
Responsibilities
- Oversee and manage the Landlord and Tenant relationship.
- Prepare formal and detailed Client reports on property management services.
- Ensure accurate raising and collection of all rents and service charges.
- Prepare and oversee service charge expenditure.
- Ensure tenants comply with all lease obligations.
- Progress tenant applications for Landlords consents for alterations, subletting, or lease assignment.
- Collaborate with the FM team to ensure full property compliance with legislation.
- Assist clients with due diligence in property acquisition and disposal.
- Undertake regular property inspections to ensure tenant compliance with lease obligations regarding use and maintenance.
- Read leases and maintain accurate data in the property management system.
- Support and assist on-site management staff and the Regional Facilities Team.
- Perform other property management duties as reasonably requested by the Client.
- Build and maintain strong professional relationships with clients, tenants, and colleagues.
- Provide professional advice and support on value enhancement projects, rent reviews, and lease renewals.
- Lead dispute resolution efforts.
- Cross-sell specialist services, utilize knowledge from Sustainability and Building Surveying teams, and introduce Placemaking initiatives.
Requirements
- MRCIS preferred or similarly qualified with experience managing a similar property portfolio.
- A proactive, practical, and positive approach to work.
- Willingness to help others who need additional support.
- Excellent and professional communication skills.
- Demonstrate authentic passion, ambition, and a strong work ethic.
Skills
- Proficiency in industry software such as Tramps, Qube, Yardi, Horizon, and Re-leased.
