About the Role

Contribute to organizational success by converting prospective owners into purchasers and reloading existing owners through effective sales techniques. Develop relationships with prospective owners by soliciting and following up on referrals and leads, catering the sales experience to individual needs, and ensuring accurate and timely completion of sales contracts. Maintain customer relationships post-sale to ensure satisfaction and foster future business opportunities.

Responsibilities

  • Answer owner questions regarding property use and amenities, making recommendations based on owner discovery.
  • Follow up on referrals and leads from owners.
  • Fulfill owner or prospect requests for pricing, property maps, descriptions, room locations, and portfolio information.
  • Contact owners to monitor satisfaction, inform them of promotions, and develop business opportunities.
  • Develop and maintain customer contact records to support effective follow-up.
  • Monitor contract processing to minimize rescission decisions, provide owner assurance, and ensure timely closings.
  • Follow and adhere to the Consultative Sales Process during presentations.
  • Establish trust and build rapport with prospective owners and owners throughout the sales process.
  • Discover prospective owner needs through questioning and customize sales presentations.
  • Provide prospective owners and owners with Sales Gallery, Property, and Model tours.
  • Explain product features, advantages, and benefits, advocating appropriate points for vacation needs.
  • Complete and close the sales contract process, ensuring all required/legal paperwork is signed and notarized.
  • Practice and improve sales scripts and presentations.
  • Ensure clear understanding of finance options and present them as an approach to ownership.
  • Prepare for daily appointments by reviewing tour sheets, owner history, and presentation details.
  • Follow up face-to-face guest interactions with email, phone, or mail correspondence and facilitate use of Vacation Ownership Advisor.
  • Answer owner and customer questions regarding product information, servicing, construction, financing, maintenance, repairs, and appraisals.
  • Use, demonstrate, or coordinate virtual tour (eTour) software for guests.
  • Assure complete and accurate processing of sales-related documents.
  • Review contract details with prospective owners and owners.
  • Thoroughly review loan applications and financial documents with customers.
  • Work with Sales Management to minimize cancellations, provide owner assurance, and ensure timely closings.
  • Analyze problems and formulate strategies to overcome challenges in completing work quickly and with high quality.
  • Complete purchase summary worksheet at the end of each sale.
  • Reach out to and influence Legacy Owners and Every Other Year (EOY) Owners to enroll, upgrade, and maximize reload opportunities.
  • Respond to and monitor the resolution of customer and owner inquiries promptly with accurate information.
  • Leverage resources effectively for providing service to guests and owners.
  • Manage time effectively to attend daily team meetings, training sessions, and appointments punctually.
  • Demonstrate complete understanding of the organization's culture and processes.
  • Improve sales presentation approach through self-critique, practice, and feedback.
  • Participate in formal training sessions offered by management.
  • Attend daily huddles and regularly scheduled team/manager meetings.
  • Assist in the development and mentoring of other Sales/Membership Executives as requested.
  • Maintain awareness of current events and site location information to promote customer relationship building.
  • Perform other duties as assigned.
  • Understand and abide by state and federal regulations regarding sales and marketing activities.

Requirements

  • High school diploma or GED
  • Proficiency in English
  • Incumbent is required to maintain an active and in-good standing professional Real Estate License where mandated by law
