About the Role

This role manages the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve budgeted financial and operational goals. Ensures compliance with company policies, Fair Housing, ADA, FCRA, and other relevant laws.

Responsibilities

  • Provide input into property budgets by analyzing financial statements, market information, and operational reports.
  • Meet revenue targets by setting rent rates, ensuring timely collection and posting of rent/fees, making bank deposits, and preparing financial reports.
  • Approve vendor invoices by reconciling work, verifying insurance, coding charges, and managing vendor communication.
  • Control expenditures within the approved budget and manage the petty cash fund.
  • Oversee lease enforcement, including approving applications, discounts, and renewals; conducting inspections; following notice requirements; evicting residents; and imposing fees.
  • Establish relationships with academic institution officials and stay informed about policies impacting the community.
  • Gather and analyze market trends to implement marketing and leasing strategies for occupancy and revenue goals.
  • Promote resident satisfaction and retention by addressing complaints and service issues promptly.
  • Ensure property maintenance meets company standards for service requests.
  • Conduct regular property inspections to ensure safety, cleanliness, and appearance standards.
  • Supervise property staff through interviewing, hiring, orienting, training, and performance management.
  • Assist in managing client/owner relationships by meeting, conducting tours, providing performance updates, and responding to requests.
  • For California Only: Manage the lease process using the California specific Lease File Checklist for completeness and compliance.

Requirements

  • M.Ed or Bachelor’s/Master’s degree in Business Management, Communications, or related field.
  • 4-6 years minimum of relevant experience in residence life and/or property management.
  • Knowledge of equity and inclusion issues and laws impacting higher education (FERPA, all gender spaces, Title IX, affinity-based living learning communities, ADA compliance).
  • Ability to implement problem-solving strategies for crisis response, conflict management, community development, and student/family concerns.
  • Compassionate and diplomatic with excellent written and verbal communication skills.
  • Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative team member.
  • Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency in using property management software (Yardi, OneSite, Entrata, etc.).
  • Ability to navigate THD (The Housing Director), PeopleSoft, MaxPanda or their equivalents.
  • Demonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members.
  • Demonstrated experience building collaborative partnerships with faculty, administrators, students, parents/families, and campus/business partners.
  • Incumbents must be able to physically access all exterior and interior parts of the property and amenities.
  • Routine, local travel may be required between assigned areas and other facilities.
  • Rare or occasional travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of responsibilities.

  • $80,000 - $90,000
