About the Role
The Facility Manager III ensures that client facilities are operated and maintained cost-effectively, safely, and efficiently according to the Statement of Work and management contract. This role is accountable for the financial and operational performance of a facility or group of facilities within a region and serves as the primary BGIS representative for day-to-day client and tenant interactions. The FM III will manage a portfolio of properties across Canada for a specific client user base.
Responsibilities
- Serve as the single point of contact for a portfolio of properties and all facility-related requests.
- Manage customer relationships and provide proactive communications.
- Build strong relationships with end users and act as a trusted partner with the assigned line of business/client.
- Create presentations for clients showcasing trends and providing valued insights and recommendations.
- Respond to incidents and ensure timely resolution of facility requests with insightful and proactive communication.
- Coordinate with third parties, internal stakeholders, and client stakeholders to ensure holistic, timely, and cost-effective solutions.
- Provide a high-touch, "white glove" service level for a portfolio of properties.
- Effectively manage escalations with urgency aligned with client expectations.
- Develop and defend budgets (O&M, Transaction, capital project expenditures) to superiors and clients.
- Perform monthly budget reviews, analysis, and re-forecasting using financial reports.
- Meet annual targets as per contractual performance indicators.
- Manage facilities with a square footage of 500,000 square feet.
- Oversee and monitor all work orders, escalations, preventative maintenance activities, incidents, and small projects.
- Liaise with clients and tenants on day-to-day facility management activities.
- Develop and maintain complex preventative and corrective maintenance schedules.
- Perform all maintenance to ensure asset integrity and value of building systems and architectural components.
- Ensure compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, building code, and health and safety issues.
- Prepare tender documents for RFP, tender, and analyze bids.
- Negotiate service contracts and prepare contract documents.
- Approve service contracts up to the authority level.
- Monitor sub-contractor performance.
- Prepare strategic analysis of properties considering financial indicators, market analysis, and long-term project plans.
- Monitor client service level requests and ensure they are within contract scope; prepare service level change orders as required.
- Perform annual inspections of all sites and evaluate the condition of all building components.
- Derive a project plan for future maintenance activities and input into Capital Planning.
- Evaluate tenant requests and recommend cost-saving or more beneficial alternatives.
- Monitor results of contract service performance indicators and develop action plans for deviations.
- Meet all service level performance indicators.
- Perform simple cost-benefit analysis.
- Supervise team members, including directing activities, establishing goals, performance evaluation, and communicating vision.
- Perform other duties as assigned.

- $84,493 to $105,616 per annum
