About the Role

The Maintenance Manager will coordinate with the Community Manager and Assistant Manager to increase the net operating income of the property by safely maintaining the exterior and interior of the property within budget. This role contributes to resident retention by making repairs promptly, safely, and efficiently.

Responsibilities

• Supervise and ensure the proper maintenance of the property and grounds, safely directing maintenance staff and developing a highly skilled team.
• Maintain the property's operating budget and secure competitive bids for supplies and services.
• Process purchase orders (POs) and invoices to keep costs under control.
• Review and prioritize work orders for timely completion and resident satisfaction, managing the work order process and maintaining computer software records.
• Oversee the maintenance, cleanliness, and safety of the community, ensuring compliance with fire and safety codes, and overseeing construction projects.
• Promptly report employee injuries.
• Troubleshoot and repair various systems, including HVAC, electrical, and plumbing.
• Liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure satisfaction.
• Maintain meticulous records and provide cost-saving initiatives.
• Implement preventative maintenance plans, be on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws.
• Conduct regular property inspections and maintain a safe, drug, and alcohol-free workplace.
• Mentor and train maintenance team members to enhance their skills and knowledge.

Requirements

• High school diploma or GED preferred.
• Two years of multifamily maintenance experience and/or training, or a combination of education and experience.
• A minimum of one year of supervisory experience preferred.
• EPA certification required.
• CPO preferred.
• Proficiency in Microsoft Office Suite and Project Management.
• Must be able to walk, stand, climb stairs or ladders and access various areas of the property.
• Must be able to push or pull items and reach overhead.
• Must be able to bend, stoop or kneel.
• Must have dexterity of hands and fingers and ability to grasp tools.
• Must be able to see to perform inspections, read blueprints and schematics, and read computer screens.
• Must be able to hear and understand verbal communications.
• Must be able to hear to detect sounds indicating potential issues.
• May occasionally be required to lift or carry items weighing up to 50 pounds; occasionally lifting heavier items with assistance.
• Must be able to operate various maintenance tools including power tools, ladders, and lifts.
• Must be able to operate a computer, keyboard, mouse, and other office equipment.
• Employment is contingent upon successful completion of a background check.
• A valid driver’s license is preferred; candidates without a license will be provided a liability waiver.
