About the Role
The Maintenance Technician assists the maintenance team in maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The role involves carrying out assigned duties promptly and professionally, and assuming all maintenance responsibilities in the absence of the Maintenance Supervisor.
Responsibilities
- Diagnosis and performs preventative and routine maintenance or repair on electrical and plumbing systems, HVAC systems, appliances, water irrigation systems, stairs, gates, fences, patios and railings, tile, carpet and flooring, roofing, gutters, fasteners and flashing, interior and exterior lights, fireplaces and ceiling fans, gas fixtures and appliances, shutters, doors, cabinets, windows and sliding glass doors, boilers, gas and electric, door locks, P.O. boxes and locks, security systems, and ceiling leaks.
- Inspects the property and initiates action to correct unsafe conditions.
- Accepts and enters Work Order requests from residents.
- Inspects and helps coordinate make-ready repairs and services, assisting make-ready staff to meet deadlines.
- Monitors inventory levels of spare parts and supplies and informs the Maintenance Manager/Supervisor of shortages.
- Replaces light bulbs.
- Assists with maintaining grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas, and dog runs.
- Performs snow removal, including shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages, and other common areas.
- Delivers notifications to residents.
- Transports small equipment or tools between departments.
- Sets up tables and chairs in auditoriums or halls.
- Handles all maintenance-related resident problems.
- Must be punctual and reliable.
- Performs other tasks as assigned by the supervisor.
Requirements
- High school diploma or equivalent required.
- Ability to read and write English correctly and fluently.
- Ability to accurately perform basic to intermediate mathematical functions.
- Minimum of 1-2 years of previous experience in property management maintenance, other building maintenance, or a related trade.
- Must be able to arrive at the site within 30 minutes if not living on site.
Skills
- Ability to diagnose and repair major appliances.
- Ability to diagnose and repair HVAC systems.
- Ability to perform basic to intermediate plumbing repairs (when no license required).
- Ability to perform basic to intermediate electrical repairs (when no license required).
- Ability to repair sheetrock.
- Ability to perform general carpentry.
- Ability to perform pool care (if required by property).
- Ability to repair gutters.
- Ability to perform wallpaper/painting.
- Ability to deal well with people and make them feel comfortable quickly.
- Basic computer skills, specifically knowledge of Microsoft Office products.
- Good verbal and written communication skills.
- Strong customer service orientation.
