About the Role

This role involves managing a prime London office building undergoing refurbishment, overseeing its transition through development and mobilization phases, and long-term occupancy. The Building Manager will be responsible for delivering site-based property management services, ensuring operational efficiency, and maintaining high standards for tenants and occupiers.

Responsibilities

  • Ensure high site standards in cleaning, repair, and presentation.
  • Manage service charge recoverable services, ensuring compliance with standards, quality, time, and cost objectives.
  • Handle tenant queries efficiently and professionally, directing them to third parties when necessary.
  • Ensure agreed services are provided in accordance with lease obligations.
  • Act as the first point of contact during emergencies, coordinating third-party stakeholders for swift resolution.
  • Evaluate contractor relationships and service delivery, addressing shortcomings promptly.
  • Prepare and implement contingency plans for site attendance, including cover for absences.
  • Acquire working knowledge of technical equipment, including BMS and other monitoring systems.
  • Arrange repairs for client floors with appropriate contractors and complete necessary paperwork.
  • Monitor contractor performance to ensure work quality and adherence to timelines.
  • Establish and implement best practices for safe working.
  • Ensure Operation Reporting Systems are up-to-date and complete.
  • Ensure compliance with all legal and statutory requirements, including Health and Safety.
  • Prepare the site for risk assessment, aiming for a minimum 90% compliance rating.
  • Ensure risk assessments and action plans are implemented diligently.
  • Complete and upload required checklists within appropriate time scales.
  • Record and update utility consumption for the site.
  • Manage personnel and contractors, monitoring performance, developing skills, and addressing issues.
  • Assist in the preparation of the annual service charge budget.
  • Track expenditure and monitor invoices.
  • Manage and liaise with management, technical, and administration staff on strategic and operational issues.
  • Engage with tenants, monitor their works, and ensure compliance with building regulations.
  • Establish and maintain clear communication lines with all relevant parties.
  • Attend compulsory internal training courses and identify personal training needs.

Requirements

  • Experience in managing a prime London office building through refurbishment, development, and mobilization phases.
  • Experience in long-term building occupancy with tenant fit-outs.
  • Ability to implement strategies for contractor supervision and standard maintenance.
  • Technical knowledge of building systems and M&E.
  • Ability to evaluate technical recommendations with commercial awareness.
  • Experience in managing personnel and contractors.
  • Experience in assisting with budget preparation and expenditure tracking.
  • Experience in tenant engagement and monitoring works.
  • Experience in establishing and maintaining communication lines.
  • Experience in attending training and identifying training needs.

Skills

  • Technical Knowledge of Building systems
  • Good understanding of Hard and Soft services esp M&E
  • Understanding of Budgets and Service charges
  • Health and Safety IOSH
  • Competent with Savills IT Systems (Elogbooks, Proactis, QCompliance etc) beneficial

About the Company

  • 70 Fenchurch Street is a landmark 13 storey office building, spanning 215,000 sq ft currently undergoing a comprehensive refurbishment to provide Grade A office space, new roof terraces, improved end of trip facilities and advanced sustainability features. Completion of the refurbishment is scheduled for Q1 2028.
