About the Role

Richman Property Services, Inc. is seeking a full-time Recertification Coordinator to join their dynamic workforce. This role is crucial for managing recertifications and ensuring compliance with housing regulations.

Responsibilities

  • Identify tenants and complete the leasing process for vacant buildings.
  • Verify tenant eligibility for vacant apartments.
  • Conduct interviews according to Housing First and the Fair Housing Act.
  • Complete background checks on all applicants.
  • Complete paperwork related to low-income housing tax credits, rental subsidies, and maximum rent calculations before signing a lease.
  • Ensure tenants move in within thirty days.
  • Work with tenants to complete paperwork for ongoing tenancy, including lease renewals and annual income re-certifications.
  • Provide administrative support to the Property Manager and Assistant Property Manager.
  • Respond to inquiries about housing.
  • Maintain records of housing applications received.
  • Maintain copies of leases and lease records.
  • Provide lease documentation for legal matters related to tenants.
  • Provide lease information for audits.
  • Process initial and annual recertifications and calculate retroactive rent while conforming to HUD regulations.
  • Calculate rents for annual recertification.
  • Review applicant files and determine eligibility.
  • Follow LIHTC and Section 8 guidelines.
  • Notify residents of upcoming recertifications.
  • Schedule initial interviews for recertifications.
  • Prepare third-party verification forms.
  • Maintain residents’ files and paperwork.
  • Review tenant ledgers for arrears.
  • Perform other related duties as required.

Requirements

  • 2 or more years of experience with Recertifications in a tax credit/affordable community environment.
  • Experience using Yardi property management software.
  • COS certification preferred.
  • Bilingual, English/Spanish is a plus.
  • Four (4) years of recertification specialist experience.
  • Knowledge of Section 8, LIHTC, and HUD.
  • Knowledge of HUD/Public Housing/Tax Credit policies and procedures.
  • Detail-oriented with the ability to operate on a deadline-driven schedule.
  • Knowledge of Microsoft Office Word, Excel, and Outlook.
  • Self-starter with professional communication, customer service, organizational, and analytical/problem-solving skills.
  • Ability to operate various types of office equipment, including computers, printers, copy machines, telephone systems, and facsimile machines.
  • Proficient with multiple computer and software programs.
  • Able to accept supervision, speak clearly and calmly, and work towards win/win resolution of issues.
  • Participate in team meetings and/or training sessions.
  • Exhibit sound judgment, ability to ask appropriate questions, seek guidance, and communicate outstanding matters with direct supervisor.
  • Able to prepare reports as requested.
  • Criminal background and drug screenings are conducted as part of the hiring process.
