About the Role
JLL is seeking an exceptional Associate Vice President to lead transformational real estate engagements within our Government, Education and Non-Profit Advisory group. This role involves guiding clients through complex real estate decisions, producing sophisticated analysis, and helping public sector leaders make confident decisions.
Responsibilities
- Build lasting client trust by guiding leadership through complex real estate decisions, preparing analysis, drafting communications, and developing key materials.
- Translate data into strategic implications and actionable recommendations.
- Earn credibility through rigorous analytical work, consistent delivery, and candid counsel.
- Communicate complex financial structures, market dynamics, and transaction alternatives for executive audiences.
- Navigate public sector complexity, anticipating stakeholder interests, procurement rules, and political dynamics.
- Design strategic project approaches, defining analysis frameworks and setting decision milestones.
- Direct multidisciplinary project teams, setting clear expectations and ensuring coherent deliverables.
- Lead strategic meetings, designing agendas, facilitating dialogue, and driving follow-through.
- Leverage AI tools to accelerate research, preliminary analysis, and drafting, applying judgment to refine findings.
- Transform analysis into insights by analyzing data and models, validating inputs, and synthesizing findings.
- Answer the "so what" question by connecting data to decisions and findings to actions.
- Synthesize insights from financial feasibility, market positioning, legal structure, and stakeholder dynamics into unified recommendations.
- Present clear options with straightforward analysis of trade-offs, risks, and implications.
- Structure and explain transactions, including public-private partnerships and financing arrangements.
- Support negotiations by developing strategy, advising on positioning, and providing real-time counsel.
- Lead feasibility assessments, including highest and best use studies and portfolio optimization.
- Identify opportunities within client relationships and build relationships positioning JLL as a trusted advisor.
- Lead proposal strategy, driving compelling proposals and RFP responses.
- Contribute thought leadership through white papers, case studies, and conference presentations.
- Maintain project discipline through rigorous project setup, budget monitoring, scope management, and invoicing accuracy.
- Share knowledge by documenting methodologies and mentoring Associates.
- Drive innovation by staying current on emerging transaction structures and financing mechanisms.
Requirements
- Bachelor's degree in Finance, Real Estate, Business, or related field; MBA or Master's in Real Estate preferred
- 7-10 years of progressive experience in commercial real estate advisory, real estate finance, public-private partnerships, or strategic consulting
- Demonstrated success leading complex advisory engagements where strategic counsel influenced major institutional decisions
- Exceptional ability synthesizing complex information into clear strategic insights and actionable recommendations
- Superior communication skills with proven ability presenting to C-suite executives, governing boards, and elected officials
- Strong financial analysis capabilities interpreting sophisticated models, valuations, and feasibility studies
- Deep understanding of public sector real estate challenges: constrained capital, complex approvals, procurement requirements, mission-driven decision-making
- Knowledge of transaction structures: P3s, ground leases, tax-exempt financing, alternative delivery methods
- Experience with federal, state, or local government consulting including understanding of public sector procurement, budgeting cycles, and regulatory frameworks
- Deep knowledge of higher education real estate strategy including campus planning, auxiliary enterprise development, and academic space programming
- Track record working within complex bureaucracies, building consensus among diverse stakeholders, and navigating political dynamics
