About the Role
The Handyman is responsible for maintaining the appearance, safety, and overall condition of the property. This role supports daily building operations by completing maintenance requests, performing repairs, preparing units for occupancy, and ensuring all common areas and building systems are properly maintained. The Handyman provides quality service to residents, supports property management teams, and helps maintain a clean, safe, and efficient living environment.
Responsibilities
- Perform daily inspections of common areas and building spaces to identify maintenance needs, safety concerns, litter, or equipment issues.
- Respond to emergency maintenance requests and complete same-day service when required.
- Address resident maintenance requests, including replacing air filters, installing and repairing locks, troubleshooting smoke detectors, and completing general apartment repairs.
- Perform basic plumbing, electrical, and safety-related repairs within residential units and common areas.
- Prepare vacant apartments for move-in, including completing repairs, inspections, and ensuring units meet company standards.
- Maintain cleanliness of exterior areas, including sidewalks, parking lots, and surrounding property grounds.
- Maintain and inspect building systems, including sprinkler systems and trash disposal areas.
- Test and troubleshoot in-unit appliances, including refrigerators, microwaves, stoves, ovens, and other household equipment.
- Provide residents with guidance and recommendations regarding apartment maintenance and proper use of building equipment.
- Complete maintenance requests and assignments from Property Managers and the Maintenance Department in a timely and professional manner.
- Follow all company safety procedures, maintenance standards, and resident service expectations.
- Maintain company tools, equipment, and work areas in an organized and safe condition.
Requirements
- Prior experience in residential building maintenance, facilities maintenance, or a related field required.
- Ability to safely operate common hand and power tools.
- Knowledge of apartment layouts, building systems, and residential infrastructure.
- Ability to stand, bend, squat, climb, and lift 40+ pounds throughout the workday.
- Familiarity with building safety procedures and security requirements.
- Must wear company-issued uniform while performing job duties.
Skills
- Strong knowledge of basic plumbing, electrical systems, and general repairs.
- Strong communication skills with residents, property management, and maintenance teams.
- Ability to prioritize tasks, respond to service requests, and work independently.
- Must be reliable, professional, and customer-service focused.
Education Level
- High school diploma or GED preferred.
