About the Role

This role is responsible for driving community revenue and occupancy goals through sales and leasing activities, including prospect engagement, property tours, application processing, and ensuring a smooth resident move-in experience. The position also involves marketing, maintaining property appearance, and fostering resident satisfaction.

Responsibilities

  • Perform sales and leasing activities to achieve revenue and occupancy goals.
  • Greet and qualify prospects, conduct community tours, and show apartments.
  • Process applications, conduct credit screening, and perform criminal background checks.
  • Prepare lease and move-in packages and ensure a smooth resident move-in.
  • Inspect apartments prior to resident move-in to ensure they are ready.
  • Schedule outstanding maintenance items with the maintenance team.
  • Stay informed about market and competitor conditions.
  • Develop and implement marketing plans and goals to sustain occupancy.
  • Follow community policies related to concessions, specials, and programs.
  • Design and execute marketing activities to drive traffic to the community.
  • Implement resident referral and employer outreach programs.
  • Utilize internet marketing tools (Craigslist, Facebook, e-mail, websites).
  • Use on-site property management software to track availability and activities.
  • Manage resident and prospect data in the property management software.
  • Ensure community and show units meet show quality standards.
  • Communicate maintenance and upkeep needs to the maintenance team.
  • Merchandise and ensure appealing show units and amenities.
  • Prepare the leasing office for daily leasing activities.
  • Follow up with prospects and new residents to ensure satisfaction.
  • Send e-mail, thank-you notes, and cards to finalize leasing decisions.
  • Execute lease renewal program activities.
  • Prepare lease renewal letters and packages.
  • Meet with and contact renewing residents in advance of move-out dates.
  • Ensure lease renewal documents are signed and implemented on time.
  • Respond quickly and courteously to resident and client/owner concerns.
  • Take prompt action to solve problems or convey requests to appropriate individuals.
  • Promote a positive image of the apartment community and management company.

Requirements

  • Two years of Leasing experience in the Multifamily industry.
  • Solid sales and customer service skills.
  • Ability to work well in a team environment.
  • Active listening skills and willingness to learn.
  • Ability to pay close attention to detail with a high degree of accuracy.
  • Strong communication (written and verbal) and interpersonal skills.
  • Good organizational and time management skills.
  • Strong computer skills.
  • Weekends Required.
  • Satisfactory results of a thorough Criminal History Record Check(s).
  • Satisfactory results of a Drug Screen Test.
