About the Role
As a Technical Property Manager (TPM), you will ensure that the properties entrusted to you remain in good structural and technical condition and present a well-maintained appearance. You will develop long-term maintenance, repair, and modernization programs and coordinate them with clients.
Responsibilities
- Lead and technically support technical staff, such as building inspectors and technicians.
- Ensure compliance with legal operator obligations and monitor adherence to fire safety regulations, traffic safety, and occupational safety.
- Coordinate and manage external service providers, particularly in facility management, cleaning, and security.
- Initiate and evaluate recurring inspections by experts and qualified persons, as well as maintenance work.
- Identify, plan, and implement maintenance, repair, and modernization measures, including budgeting and accounting.
- Monitor and operate technical systems (e.g., heating, ventilation, and conveying technology), conduct regular property inspections, and assess the condition of the properties.
- Optimize operating costs and prepare reports and decision proposals for management.
Requirements
- Completed technical degree (e.g., Facility Management, Civil Engineering, Building Services Engineering, Architecture) or a relevant technical background.
- Several years of experience in technical building management for commercially used properties.
- Current knowledge of relevant regulations (e.g., operator responsibility, occupational safety).
- Experience in managing external service providers, dealing with authorities and inspection bodies, and in budgeting and accounting for construction and maintenance measures.
- Proficiency in handling technical systems and understanding structural contexts.
- Organizational talent, initiative, reliability, strong communication skills, assertiveness, and teamwork ability.
- Very good German language skills (written and spoken, min. C1); English is a plus.
