About the Role
This role is part of a structured 3-year Investment Analyst Program designed to provide hands-on experience in a designated business line within PGIM Real Estate's Equity business, focusing on Asset Management and Acquisitions.
Responsibilities
- Build cash flow and waterfall models, Investment Committee books, sensitivity tables, rent roll analyses, comparable property sets, and other financial analyses required to evaluate, pursue, and explain acquisition/development opportunities.
- Collaborate with partners, consultants, property managers and leasing brokers to manage a portfolio of operating assets, development projects, and/or repositioning projects.
- Drive asset performance through the execution of leasing, operational, financing, and disposition strategies.
- Provide general asset management and direction for a portfolio of assets across varying fund risk spectrums.
- Maintain frequent contact with property managers, operating partners, and leasing brokers.
- Review periodic property reports and track operating performance.
- Prepare regular updates summarizing results and respond to information requests.
- Prepare analyses of various investment decisions – leasing, financing, acquisition, hold/sell.
- Analyze and underwrite investment opportunities for the acquisition and development of properties.
- Lead due diligence and closing processes for acquisitions.
- Create cash flow models, sensitivity tables, rent roll analysis, join venture waterfall models, and other financial analysis required to evaluate and pursue acquisition opportunities.
Requirements
- Candidates must be enrolled in an accredited bachelor’s program graduating between December 2026 and May 2027.
- Minimum GPA of 3.0.
- Must possess the requisite US employment authorization to be eligible for consideration.
