About the Role

The Service Director oversees and performs technical and mechanical work to ensure the property's buildings, grounds, and amenities meet company standards for cleanliness, appearance, safety, and functionality.

Responsibilities

  • Diagnose and repair defects or problems in response to work orders and routine upkeep.
  • Manage the "make-ready" process for vacant apartments, including inspections, punch lists, scheduling vendors, and completing maintenance tasks.
  • Develop and enforce standards for the cleanliness and appearance of the community's grounds, amenities, and common areas.
  • Inspect work performed by service team members and contractors to ensure quality and compliance.
  • Maintain an adequate inventory of spare parts and maintenance materials, and assist with ordering supplies within budget.
  • Assist the Community Director in developing budgets for repair, maintenance, and capital expenses.
  • Support cost-cutting initiatives by prioritizing repairs over replacements and minimizing waste.
  • Complete monthly preventative maintenance procedures.
  • Conduct regular safety meetings and ensure compliance with OSHA and other safety regulations.
  • Demonstrate customer service skills by treating residents and others with respect and responding to complaints efficiently.
  • Follow established policies and procedures, ensuring compliance with regulatory requirements.
  • Schedule and perform routine maintenance on equipment and inspect tools.
  • Conduct property inspections to identify safety and risk management concerns.
  • Complete documentation and paperwork accurately and in a timely manner.
  • Identify areas for improvement and suggest ways to enhance property efficiency, profitability, and productivity.
  • Stay updated on industry trends and changes through training and professional development.

Requirements

  • Demonstrated ability to use hand tools, power tools, and mechanical equipment.
  • Working knowledge of OSHA standards and MSDS regulations.
  • Ability to read, write, and communicate effectively.
  • Mathematical skills for basic maintenance duties.
  • Ability to apply logical thinking to problem-solving.
  • Proficiency in internet, word processing, spreadsheet, and database management programs.
  • Ability to meet predictable attendance and punctuality expectations.
  • Ability to work in a stressful environment and peacefully with co-workers and residents.
  • Ability to physically access all exterior and interior parts of the property and amenities.
  • Ability to work inside and outside in all weather conditions.
  • Ability to operate golf carts and navigate stairs.
  • Ability to push, pull, lift, carry, or maneuver weights up to fifty (50) pounds independently and one hundred and fifty (150) pounds with assistance.
  • Specific vision abilities including close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Routine travel may be required.
