About the Role

The Area Manager oversees multiple properties, focusing on leadership, staff supervision, and lease management to maintain low vacancies and preserve asset value.

Responsibilities

  • Review, monitor, and evaluate monthly financial statements for each community and prepare variance and operating reports.
  • Supervise, authorize, monitor, and administer contract services, repairs, supplies, and approve expenses exceeding on-site authority.
  • Ensure proper contract, insurance, and scope of work for all capital repairs or projects.
  • Implement, monitor, and evaluate the status of all on-site projects, including turnovers, capital projects, special projects, and contractor or staff repairs.
  • Monitor and achieve acceptable levels of unit turnover, market and renewal rates, occupancy, delinquency, bad debt, expirations, and renewals for each community.
  • Regularly review rent roll, lease renewal, expiration management, and financial reports to direct property focus and priorities.
  • Assess and anticipate appropriate marketing tools to maximize qualified traffic while minimizing unit turnover and vacancy time.
  • Conduct monthly audits of tenant files for compliance.
  • Implement, monitor, and ensure proper, timely, and accurate record keeping for lease files, vendor files, invoices, replacement schedules, payroll, move-out dispositions, and bank deposits.
  • Monitor and evaluate standards for acceptable outer appeal and cleanliness of all communities.
  • Implement, monitor, and evaluate standards for unit turns, service requests, grounds, and other maintenance-related responsibilities.
  • Recognize and offer appropriate alternatives for deferred maintenance, capital needs, and life/safety issues.
  • Implement and evaluate proper staffing needs for each community to maximize net income and resident retention.
  • Ensure the maximum level of service and commitment to resident retention.
  • Oversee multiple properties and manage the timely lease-up of new properties in Seattle.
  • Conduct weekly site visits, inspecting units, common areas, maintenance storerooms, and exteriors/interiors.
  • Complete annual reports to funders accurately and on time; accompany funders on-site for inspections and respond to deficiency issues.
  • Report and document all incidents, maintenance needs, and operational issues in writing through the assigned platform within 24-48 hours for non-emergent issues.
  • Foster a clean and safe environment.
  • Engage with assigned training and comply with deadlines.
  • Utilize Personal Protective Equipment (PPE) and follow protocols.
  • Perform other duties as assigned.

Requirements

  • Associate Degree in Property Management, a related field, or equivalent experience.
  • Minimum of five years of experience at a senior management level in residential property management, facilities management, or housing programs and services.
  • Strong management, team-building, and interpersonal skills.
  • Excellent verbal and written communication skills.
  • Ability to work with people of diverse economic, social, and ethnic backgrounds.
  • Commitment to learning about and embracing the Housing First model.
  • Commitment to and interest in housing very low-income and homeless people and working with housing and human services.
  • Demonstrated ability to develop and implement new policies and procedures and manage operations in a growth model.
  • Familiarity with commercial leasing and management and/or property development.
  • Strong administrative and financial management skills.
  • Proficient with building maintenance systems.
  • Proficient with computer systems.
  • Knowledge of landlord-tenant law and procedures.
  • Ability to understand and deal effectively with resident, vendor, or personnel concerns or issues according to Company policy.
  • Must have a valid Washington State driver’s license and meet minimum driver liability insurance requirements.
  • Must pass motor vehicle/driving record checks.
  • Must have regular access to a reliable vehicle.
  • Must pass criminal background checks and drug screening.
