About the Role
The Assistant Maintenance Director supports the overall upkeep and functionality of apartment communities by performing repairs and maintenance on HVAC, electrical, plumbing, flooring, carpentry, drywall, and pool systems. This role ensures work orders are completed promptly, assists with routine property inspections, and upholds compliance with safety regulations and Fair Housing laws.
Responsibilities
- Troubleshoot, diagnose, and repair HVAC, electrical, plumbing, flooring, carpentry, dry wall, and pool systems.
- Ensure work orders are responded to within 24-48 hours and completed as soon as possible.
- Assist the Maintenance Director in routine inspections throughout the property to ensure safety standards are met and compliant with local, regional, and national government.
- Respond to tenant requests in a timely manner, delivering excellent customer service.
- Ensure compliance with all Federal, State, and local laws, and Fair Housing regulations.
- Perform all other duties as required and assigned.
Requirements
- Knowledgeable of basic electric, plumbing, drywall/painting, carpentry, ceramic/tile, and appliance installation/removal and repairs.
- Minimum of three (3) years of general maintenance experience required.
- At least one (1) year of apartment maintenance experience required.
- Experience in turnovers/make-readies of vacant units in multifamily industry is a plus.
- Ability to multitask, stay organized and meet deadlines.
- Capable of lifting and carrying objects weighing up to 50 lbs. regularly and up to 100 lbs. occasionally.
- Ability to stand, bend, stoop, squat, and kneel for extended periods.
- Able to safely climb ladders and stairs as part of daily tasks.
