About the Role

The Maintenance Supervisor at the SITE/BUILDING manages maintenance staff and directs the strategic operations planning and day-to-day work of the HomeRise Maintenance Department. This role is responsible for delivering quality maintenance, sanitation, and janitorial services for the building, ensuring compliance with all federal and local laws and regulations.

Responsibilities

  • Maintains preventive maintenance programming in Yardi and ensures timely delivery of services for permits and inspections.
  • Establishes and maintains effective Safety Procedures for the Maintenance and Janitorial Staff.
  • Maintains, operates, and trains staff on the computerized work order system in Yardi.
  • Coordinates and prioritizes work order requests with Site Managers.
  • Purchases/orders repair material and janitorial supplies within budget allocations.
  • Maintains a centralized tool and supply inventory.
  • Performs basic to advanced maintenance repairs.
  • Ensures unit turnovers are completed within 14 days (30 if renovation is required).
  • Assists Site Manager with monthly Pest Control walks and annual 100% unit inspections, documenting and performing repairs.
  • Maintains a living document of capitalized purchases and sends it to the Maintenance Operations Manager bi-annually.
  • Maintains and updates preferred vendor list and implements cost-effective replacement strategies for items like carpet and appliances.
  • Responds to after-hours emergency calls when necessary.
  • Undertakes projects as assigned.

Requirements

  • High School Diploma or GED is required.
  • Seven years’ experience in multi-family (apartment or hotel) maintenance.
  • Working knowledge of Microsoft Office, Outlook, Word and Excel is required.
  • Ability to plan, organize and supervise an effective maintenance program.
  • Ability to assess and prioritize work order requests and create daily work assignments for staff.
  • Knowledge and experience working with General Contractors and sub-contractors, understanding of building systems, warrantees, and life expectancy of equipment.
  • Ability to communicate effectively with high-risk residents.
  • Ability to supervise and manage staff with diverse work histories and life experiences.
  • Must be able to communicate (verbally and in writing) with Site Management Staff, Resident Services and residents effectively.
  • Must have valid phone number.
  • Strong interest in social justice and advocacy preferred with an understanding, sensitivity and experience working in a supportive housing environment and with issues of homelessness and recovery issues.
  • Ability to appropriately respond to and resolve conflict.
  • Ability to work independently as well as be part of a team and a team leader.
  • Ability to train and support maintenance personnel.
  • The employee must occasionally lift and/or move up to 60 pounds.
  • Specific vision abilities required by this job include close vision, and the ability to adjust focus.
  • Work is performed in an office, or field environment with regular exposure to water, soaps, cleaning products, noise, fumes or airborne particles, working in all weather conditions.
  • The incumbent is occasionally exposed to wet, humid conditions, extreme cold, extreme heat, and vibration.
  • This position requires strenuous physical work.
  • Specific vision abilities required by this position include close, distance, color, and peripheral vision, as well as depth perception, and the ability to adjust focus.
  • While performing the duties of this job, the employee occasionally works near moving mechanical parts.
  • The employee occasionally works in high, precarious places.
  • The employee is occasionally exposed to risk of electrical shock.
  • Ability to work in an environment in which the job is performed, especially any unique conditions outside a normal office environment.
  • The noise level in the work environment is usually moderately loud.
