About the Role

Sanctuary provides in-house repairs and maintenance services for an extensive portfolio of properties. This Caretaker role is crucial for providing an effective estate maintenance service that meets customer and organizational needs within our Property Services team.

Responsibilities

  • Provide an effective estate maintenance service by undertaking caretaking, cleaning, basic repair, and grounds maintenance duties in accordance with local and legislative procedures.
  • Provide accurate and timely information on progress and advice that is easily understood by the customer.
  • Ensure accurate daily work records are completed to meet organizational standards.
  • Carry out risk assessments to identify and report potential maintenance issues to ensure a safe environment.
  • Support planned maintenance programs.
  • Ensure tools and equipment are maintained in good condition and used in line with policies and procedures and relevant regulations.
  • Report faults, hazards, and inappropriate practice promptly to ensure a safe living and working environment.
  • Ensure all supplies and stocks are ordered, maintained, and stored appropriately in line with regulation and organizational procedures.
  • Maintain relationships with internal and external customers.
  • Respond positively to complaints and breakdowns in service delivery to meet customer expectations.
  • Escalate complaints as appropriate.
  • Provide regular reports for Senior Managers regarding health and safety issues and buildings maintenance.

Requirements

  • Able to demonstrate a competent level of numeracy and literacy.
  • Experience in a similar role or completing similar tasks.
  • Some experience of working to deadlines and prioritizing workloads.
  • Practical experience of carrying out risk assessments.
  • Working knowledge of Health and Safety legislation.
  • Knowledge of Control of Substances Hazardous to Health (COSHH) guidelines.
  • Basic communication skills for reading written instructions and updating records.
  • Good interpersonal and customer care skills.
  • Must hold a full valid UK driving licence to drive a company vehicle.

  • 40 hours per week
  • Monday to Friday, 8am to 16:30pm

Salary/Compensations

  • £29,912 - £31,486 per year
  • £29,912 per annum (rising to £31,486 per annum after 12 months, subject to satisfactory performance)
