About the Role

Time Equities, Inc. is seeking a motivated Operating Engineer to join its building operations team. This role is ideal for an early-career professional eager to grow into a licensed operating engineer position. The successful candidate will oversee the daily operation, monitoring, and maintenance of building systems.

Responsibilities

  • Manage the daily operation and monitoring of the chiller plant and associated mechanical equipment
  • Perform routine rounds, readings, and logging of equipment performance
  • Support preventive maintenance tasks including filter changes, coil cleaning, lubrication, and minor repairs
  • Respond to building alarms and equipment malfunctions
  • Maintain accurate logs and documentation in compliance with FDNY and DOB requirements
  • Assist with seasonal start-up and shutdown procedures for HVAC and refrigeration systems
  • Communicate effectively with building management regarding equipment status and issues

Requirements

  • High school diploma or GED equivalent required
  • Willingness to enroll in an FDNY-certified training program and obtain a F89 Certificate of Fitness from FDNY within 12 months of hire; employer support/reimbursement for coursework available
  • Basic mechanical aptitude and interest in HVAC, refrigeration, building systems, and general construction
  • Ability to read and interpret gauges, logs, and basic architectural/MEP drawings
  • Strong attention to detail and reliability
  • Ability to work overtime, weekends, and holidays as needed
  • Physical ability to walk building rounds, climb stairs/ladders, and lift equipment as required
  • Prior experience in building engineering, maintenance, or HVAC support role a plus
  • Candidates hired without a current license must obtain their FDNY Q-01 Certificate of Qualification (or other applicable operating engineer license) within 12 months of their start date as a condition of continued employment in this role.
