About the Role
Oversee the smooth operation of a high-end residential development in Wimbledon, ensuring a high-quality living environment for residents and maintaining the property to the highest standards.
Responsibilities
- Deliver outstanding customer service to residents and visitors.
- Manage and support site-based staff.
- Oversee planned and reactive maintenance, including contractor management.
- Ensure communal areas are impeccably maintained and presented.
- Conduct regular inspections of communal areas, ensuring cleanliness, functionality, and safety.
- Manage contractors, approve and assess maintenance work, and ensure compliance with safety protocols.
- Coordinate planned maintenance, ensuring timely execution to required standards.
- Manage stock levels for day-to-day items and facilitate meter readings for communal utilities.
- Oversee/conduct system tests, including emergency lighting, fire alarms, and lift emergency lines.
- Monitor parking compliance and address related issues.
- Provide input for budgets, residents’ meetings, and communication with directors.
- Arrange and follow up on reactive and planned maintenance.
- Oversee the carrying out of minor repairs such as replacing bulbs, adjusting doors, and other small tasks.
- Coordinate and follow up on emergency repairs.
- Manage front-of-house services, including parcel and key handling.
- Ensure on-site staff are well adept in welcoming new residents, introducing house rules, and provide a visible on-site presence.
- Lead, mentor, and support on-site staff, ensuring they have the tools and training to excel.
- Manage staff rotas, holidays, and appraisals to maximise team efficiency.
- Enforce policies and procedures, ensuring consistency and compliance.
Requirements
- Proven experience managing prestigious residential developments is essential.
- Strong leadership skills, with experience mentoring and developing teams.
- Contractor management expertise, including assessing and approving works.
- Financial management experience is essential.
- Exceptional time management and task prioritisation.
- Outstanding communication skills, both written and verbal.
- Proficient in Microsoft Office (Excel, Word, Outlook).
