Responsibilities
- Obtain thorough knowledge of the Property Management Agency Agreement and ensure requirements are carried out.
- Prepare income and expenditure budgets and outgoings reconciliations.
- Negotiate leases, lease renewals, and rent reviews, coordinating and reporting on external leasing agents.
- Compile regular property reports for clients, including monthly financial, building, and lease management updates.
- Demonstrate experience in Commercial and Retail Lease requirements, fundamental Lease principles, and governing legislation.
- Maintain legal and financial aspects of the portfolio on a property management system, producing arrears reports and tenancy schedules.
- Liaise with tenants, providing excellent customer service.
- Manage accrual book-keeping and process expenditures according to budgets and owner instructions.
- Inspect and report on property conditions, arranging necessary related works.
- Handle tenant queries, complaints, and needs.
- Compile tenant information and retention plans.
- Authorize accounts and invoices online for payment.
- Control security arrangements and evacuation procedures.
- Receive statutory assessments and submit objections as directed by clients.
- Perform other duties as directed.
- Matrix or directly manage Site Operations Manager and ensure KPIs are met.
- Meet financial goals and add value to clients and Jones Lang LaSalle.
- Perform financial services management to expected standards and in accordance with the Management Agreement.
- Monitor progress against own performance measures and achieve career objectives.
- Make decisions to resolve problems and improve operations.
- Actively seek and implement improvement opportunities for JLL and clients.
- Conduct open, constructive, and collaborative relations with superiors, peers, subordinates, tenants, and clients.
- Gain respect of JLL stakeholders and clients.
- Communicate effectively with superiors, peers, tenants, and clients.
- Listen and communicate positively and respectfully.
Requirements
- A minimum of 3 years’ experience in commercial property with good financial acumen.
- A reputation for providing friendly, timely, and effective service towards clients, tenants, and contractors.
- Well-presented and professional.
- Ability to make decisions and implement within the bounds of delegated authority.
- Thorough knowledge of all aspects of property functions, including accrual accounting.
- Ability to use time and resources effectively.
- Ability to be flexible to meet business and client needs.
