About the Role
The Leasing Executive role is a negotiation expert in commercial real estate across office, retail, and industrial asset types. This role supports the Integrated Portfolio Management – Transaction Management service line for Cushman & Wakefield, ensuring favorable market transactions for clients.
Responsibilities
- Strategically conduct negotiations of lease renewals, surrenders, make goods, and market rent reviews.
- Source and negotiate new site requirements.
- Liaise directly with clients during the negotiation process.
- Update Leasing Executives on outcomes and local market trends.
- Review initial market briefs and conduct detailed research for new sites.
- Conduct RFP/EOI processes, site inspections, and client reviews for new sites.
- Negotiate Heads of Agreement and finalize lease documentation for new sites.
- Provide data to the Lease Administration team and update Senior Leasing Executives and TM leads.
- Review updated lease information and critical dates for site renewals.
- Review market evidence and prepare alternative options for clients for renewals.
- Engage with Leasing Executives and Integrated Workplace Solutions where required for renewals.
- Conduct site inspections and negotiate Heads of Agreement for renewals.
- Review market evidence and prepare alternate options for clients for option exercises.
- Conduct site inspections and negotiate terms for more favorable terms where required for option exercises.
- Confirm make good requirements and request make good scope from Lessor.
- Negotiate make good scope and liaise with Facilities Management/Projects teams for input.
- Update clients and seek approval for make good quotes/works.
- Negotiate with lessors for cash settlement for make goods.
- Advise clients on make good outcomes.
- Review updated lease information and critical dates for market reviews.
- Check notice validity and liaise with clients on findings for market reviews.
- Enact/review notice of provision for market reviews.
- Conduct strategic analysis of covenants, buildings, and market evidence.
- Negotiate market reviews.
- Initiate inquiries with owners/lessors/managing agents for new revenue tenant searches.
- Liaise with agents to obtain proposals if required for new revenue tenant searches.
- Seek client instructions and appoint agents for new revenue tenant searches.
- Enact marketing plans/proposals for new revenue tenant searches.
- Negotiate with clients and agents if required for new revenue tenant searches.
- Review current leases and validate key terms for surrenders.
- Initiate inquiries with owners/lessors/managing agents for surrenders.
- Negotiate surrender dates and payments.
- Articulate and live the Cushman & Wakefield culture, model organizational values, and required behavior.
- Comply with all Cushman & Wakefield systems for health and safety obligations.
- Work safely and avoid placing yourself or anyone else’s health and safety at risk.
- Comply with Cushman & Wakefield Environmental policies and adhere to procedures.
- Operate in a manner that will minimize adverse environmental impacts.
- Actively participate within a community of practice group by sharing information and strategies.
- Understand the Cushman & Wakefield brand and expertise of services delivered.
- Regularly engage with the Cushman & Wakefield CRE team to leverage their knowledge.
- Comply with Cushman & Wakefield delegations policy.
Requirements
- Minimum 2-3 years of experience in transactional leasing within commercial real estate.
- Strong experience in successful property and leasing negotiations.
- Strong market knowledge within a given geographical area.
- Demonstrated ability to work, interact, and communicate effectively with stakeholders at all levels.
