Responsibilities
- Oversee the maintenance department ensuring the physical condition of the property is being properly maintained.
- Act as an extension of Property Management.
- Maintain, track, and administer all maintenance-related tasks in close collaboration with building Superintendents and property management.
- Assign work to contracted vendors and perform quality control until project completion.
- Delegate tasks and responsibilities effectively to the maintenance team and Superintendent.
- Request, compare, and bid-level vendor proposal estimates.
- Source maintenance supplies and equipment for building repair projects.
- Identify the best prices available for supplies and equipment.
- Resolve property-related emergencies as needed.
- Multi-task extremely well and complete tasks and projects on time.
- Track and manage projects with contractors and maintenance staff, obtaining status updates.
- Periodically inspect work performed by other service team members to assess policy effectiveness and develop corrective action plans.
- Develop standards for the cleanliness and overall appearance of property grounds, amenities, building exteriors, make-ready units, leasing office, and other buildings and common areas.
- Support cost-cutting and expense control initiatives by completing internal repairs and reducing the use of contracted services.
- Document daily progress reports and maintain daily maintenance logs.
- Perform weekly supply room inventory audits and order supplies as necessary.
Requirements
- High School Diploma or equivalency.
- Technical training or other trade school/organization preferred in Construction, Electrical, Plumbing, Carpentry, Apartment renovations, or Low-pressure boilers.
- 5+ years of experience as a Maintenance Manager, Superintendent, or Project Manager.
- A minimum of 2 years’ experience managing union/non-union maintenance employees.
- Proficiency in Microsoft Word and Excel.
- Proficiency in Yardi, Avid, Site-Compli, HappyCo.
- Working knowledge of low-pressure boilers, fire safety systems, and HVAC/Heating equipment.
- Ability to follow OSHA guidelines and use safer work practices.
- Ability to interact with residents and handle complaints with reasonable discretion.
- Knowledge in all building repair trades, purchasing procedures, and work safety requirements.
- Ability to keep accurate and detailed records.
- May require exertion of up to 20 pounds of force occasionally and/or up to 10 pounds of force frequently.
- Involves sitting most of the time.
- Requires close visual acuity for activities such as operating machines and performing skilled trades.
- Frequently requires talking and hearing.
- Frequently requires repetitive movements with the wrist, hands, and fingers (typing).
- Requires standing for long periods of time, walking, and moving about on foot.
- Requires reaching, touching objects with fingers, palm, and hands.
- Occasionally requires climbing, balancing, kneeling, crouching, stooping, pushing, pulling, and lifting objects up to 10 pounds.
