About the Role
Assists in managing daily operations of a mixed-use or multifamily residential property, focusing on maximizing cash flow potential through effective management of personnel and resources. Oversees security, maintenance, and housekeeping, while providing excellent service to the community.
Responsibilities
- Manages and directs all personnel and resources to achieve maximum cash flow potential.
- Oversees security, maintenance, and housekeeping functions.
- Provides excellent goods and services to the community.
- Directs property employees by establishing job requirements and monitoring work quality.
- Ensures adherence to Commercial and Company policies.
- Manages staff, answers inquiries, trains, and coaches employees.
- Provides feedback through formal and informal performance discussions.
- Ensures compliance with all permits, codes, and laws, and addresses violations.
- Participates in the overall direction of property management activities, focusing on the physical asset's operation, repair, and maintenance.
- Handles financial reporting, budget preservation, resident relations, lease administration, occupant safety, sales analysis, and parking operations.
- Serves as a liaison between residents and ownership, meeting with residents regularly.
- Addresses resident questions and concerns, administers lease requirements, and seeks resident acceptance of property initiatives.
- Encourages resident participation in advertising and events.
- Assists in developing property budgets and provides ongoing variance reports.
- Maintains accounting records for income and expenses, tracks accounts payable/receivable against budget, and addresses collection issues.
- Opens and maintains communication with local police, fire, and civil defense authorities.
Requirements
- An undergraduate degree from an accredited college or university with a focus in Business, Marketing, Accounting, Finance, or related discipline is preferred.
- Minimum of 2 years in property operations/management.
- Background includes engineering, maintenance, and general operations of a large-scale property.
- Prefer at least 5 years of experience.
- Excellent oral, verbal, written, and interpersonal communication skills.
- Strong analytical and decision-making skills.
- Strong business acumen.
