About the Role
The Floating Assistant Community Manager (ACM) supports the effective management and operations of multiple residential communities. This role assists on-site Community Managers, ensures a positive resident experience, and contributes to property success. The ACM must quickly learn community specifics, and the geographic scope, supervisors, and assignments may change.
Responsibilities
- Assist in the day-to-day operations of multiple properties, ensuring compliance with company policies and procedures.
- Oversee property maintenance, vendor relationships, and service contracts.
- Serve as a point of contact for residents, addressing inquiries and concerns.
- Organize and coordinate community events to foster resident engagement.
- Assist in the leasing process, including property tours, application processing, and lease documentation.
- Collaborate with the marketing team to promote available units and amenities.
- Support financial processes, including rent collection, budget tracking, and expense management.
- Work closely with the accounting department for accurate financial reporting.
- Handle administrative duties such as answering phones, responding to emails, and maintaining records.
- Support the preparation of reports, presentations, and documentation.
- Conduct regular property inspections to ensure company standards and address concerns.
- Stay informed about local, state, and federal regulations related to property management and ensure compliance.
- Assist in implementing policies to maintain a safe and secure environment.
- Participate in training programs and stay updated on industry best practices.
- Support the professional development of on-site property management teams.
- Review all completed move-in files prior to submission to the Community Manager for review and approval (California Only).
Requirements
- 1-3 years minimum of relevant experience demonstrating property management, sales, marketing, and customer service.
- Experience sufficient to manage day-to-day operations, resolve customer complaints, complete financial records, increase sales revenues, and coordinate a team.
- Strong customer service and interpersonal skills.
- Excellent organizational and multitasking abilities.
- Understanding of lease terms and lease enforcement, including collections.
- Excellent communication, conflict resolution, and customer service skills.
- Ability to adapt to different property environments and work independently.
- Must possess all licenses and/or certifications as required by State and Local jurisdictions.
- Must have a valid driver's license to drive a golf cart on property.
- Proficiency in Internet, word processing, spreadsheet, and database management programs.
- Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite).
- Must be able to physically access all exterior and interior parts of the property and amenities.
- Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.

Salary/Compensations
- $40.00 - $42.00 per hour
