About the Role
We’re looking for a dynamic and service-driven Property Manager who takes pride in creating exceptional resident experiences while driving operational excellence. In this role, you’ll oversee the day-to-day operations of the property, lead a high-performing team, and partner closely with the Director, Residential Operations to support budgeting, performance, and long-term planning. This is a great opportunity to play a key leadership role within a collaborative residential portfolio, with meaningful scope to lead people, processes, and performance.
Responsibilities
- Participate in the annual residence planning process, operating budget, variance reporting, and annual marketing and capital plans.
- Maximize Net Operating Income (NOI) through effective execution of sales and marketing plans, revenue management, resident service, and cost controls.
- Analyze property operations on a daily, weekly, and monthly basis, and respond accordingly to optimize performance.
- Monitor property condition, cleanliness, and quality of product and service throughout the residence.
- Evaluate and understand resident needs, and strive for continuous resident service improvements.
- Plan and coordinate engaging monthly events for residents.
- Ensure the residence operates in full compliance with all provincially and federally legislated employment standards guidelines, human rights codes, RTA, AODA, and PIPEDA.
- Maintain an open-door policy for all, acting as a liaison between residents, departments, and staff.
- Coach, guide, and administer the progressive discipline process with supervisors, ensuring timely and accurate performance evaluations.
- Lead department meetings, and develop, implement, and monitor professional people systems, processes, and procedures to maximize resident and associate satisfaction.
Requirements
- 5+ years of leadership experience in property management, residential rentals, or a related field.
- Strong knowledge of the Residential Tenancy Act.
- Exceptional customer service and relationship management skills.
- Knowledge and hands-on experience with HVAC systems, preventative maintenance programs, delivery of safety training, budgeting, staff scheduling and supplies management.
- Working knowledge of safe work practices including but not limited to Occupational Health & Safety Act, WHIMIS, WSIB, sub-contractors and contracted services.
- Proficiency in the use of MS Office, Yardi and other related tools.
- A collaborative and solutions-driven mindset with the ability to lead teams, manage priorities, and drive operational excellence.
