About the Role

We are seeking a Commercial Director to drive revenue and new product growth while ensuring brand and data integrity across our portfolio. This senior leadership position involves setting growth and product strategy with the Founders, managing sales and marketing as a unified commercial engine, and planning expansion, including international markets. You will oversee the complete customer acquisition strategy, including sales, marketing, pricing, and new building commercialization, ensuring optimal occupancy, accurate pricing, and reliable data reporting. The role requires reducing broker dependency by cultivating direct demand and adopting an owner's perspective on building economics, focusing on rent, expenses, CAPEX, and profit.

Responsibilities

  • Set the commercial growth strategy across the portfolio, spanning product, pricing, and market expansion.
  • Shape international growth strategy with the CEO, identifying new markets, formats, and product lines.
  • Own data integrity across the commercial function, ensuring accurate data input and reporting from the Senior Sales team.
  • Use data to assess risk and inform responses regarding pricing, resourcing, and investment.
  • Increase building occupancy and expand reach into new customer segments by building direct and partner-led demand.
  • Own portfolio occupancy, revenue, and profitability targets.
  • Develop and execute sales strategies across all locations.
  • Lead, coach, and manage the sales team to maximize conversion and yield.
  • Set pricing strategy, discount controls, and revenue optimization.
  • Manage pipeline, forecasting accuracy, and reporting.
  • Cultivate strong relationships with brokers, agents, and corporate clients while diversifying deal sources.
  • Identify new revenue streams, including managed offices, enterprise accounts, partnerships, and ancillary income.
  • Directly manage the Head of Marketing and ensure commercial alignment within the marketing function.
  • Align marketing strategy with commercial objectives and occupancy targets.
  • Oversee brand positioning, campaigns, digital performance, and lead generation with a focus on brand and retention.
  • Ensure marketing spend delivers a clear ROI with measurable conversion metrics.
  • Drive campaigns for building launches, refurbishments, and repositioning.
  • Collaborate with the CEO on portfolio planning and growth strategy.
  • Support underwriting for new building acquisitions and management agreements.
  • Evaluate commercial viability of buildings based on full economics, including rent, expenses, CAPEX, and profit.
  • Define product mix, target markets, and go-to-market strategies for new sites.
  • Lead pre-letting and launch strategies to accelerate stabilization.
  • Partner with Operations to enhance customer experience and support retention.
  • Lead retention initiatives and churn reduction strategies.
  • Provide market insights to inform design, fit-out, and product decisions.
  • Ensure CRM, reporting, and systems are accurate and effective.
  • Foster a high-performance, accountable culture across sales and marketing.
  • Set clear KPIs and performance frameworks.
  • Mentor senior team members and plan for succession.
  • Act as a senior leader and trusted advisor to the executive team, with board and executive exposure.

Requirements

  • 12+ years in senior sales or commercial leadership roles.
  • Experience in flex workspace, hospitality, hotels, co-living, student accommodation, or property sectors is preferred; consultancy backgrounds are also considered.
  • Proven track record of delivering revenue growth across multi-site portfolios, including international expansion.
  • Direct experience managing both sales and marketing functions with a focus on brand and retention.
  • Strong commercial and financial acumen, capable of building business cases and underwriting deals based on full building economics.
  • Rigorous, data-driven approach with strong forecasting, reporting, and team accountability for data quality.
  • Experience launching new locations or assets from pre-marketing through stabilization.
  • Commercial mindset shaped by markets where brand, retention, and customer experience drive value.
  • Ability to operate effectively at both strategic and hands-on levels.
  • Excellent stakeholder management skills, with board and executive-level exposure.
