About the Role

This position leads the performance of technical and mechanical work that ensures the physical aspects of the units, buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

  • Leads/performs work order completion for resident requests and preventative maintenance.
  • Diagnoses and repairs defects or problems according to policies, timelines, procedures, safety standards, and code requirements.
  • Leads/performs the make-ready process for vacant apartments, including inspections, punch lists, vendor scheduling, supply procurement, maintenance tasks, and quality checks.
  • Leads/performs the process of accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, and ordering supplies.
  • Leads/performs completion of all inspections using platforms like Leonardo 247 and Entrata.
  • Completes documentation and paperwork accurately and timely for service requests.
  • Leads/performs maintenance of grounds, common areas, and amenities, including trash pickup, pressure washing, cleaning, and painting.
  • Supports cost-cutting and expense control by repairing rather than replacing parts, minimizing waste, and practicing correct tool usage.
  • Complies with safety and risk-management policies, attends safety meetings, completes required training, and reports accidents promptly.
  • Inspects work performed by contractors and vendors to ensure quality standards and specifications are met.
  • Assists in conducting property inspections to identify safety and risk management concerns and reports property maintenance needs to management.

Requirements

  • Must provide own hand tools unless prohibited by State law.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Demonstrated ability to apply principles of logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills.
  • Demonstrated ability to read, write, and communicate effectively.
  • Must have EPA certifications Type I and II or Universal for refrigerant recycling.
  • Must have all certifications as required by State and Local jurisdictions.
  • Must have valid driver’s license to operate a golf cart on property.

  • $28.00 - $30.00 per hour
