About the Role

Manage and support the delivery of day-to-day resident experience objectives, leading the team to build a vibrant, safe, and welcoming community. Assist the Community Manager in the financial and operational management of the property, including leasing, marketing, maintenance, and tenancy administration.

Responsibilities

  • Act as a role model by demonstrating core values.
  • Ensure the property meets required Company standards through viewing activities, follow-up calls, and feedback collection.
  • Actively participate in the leasing process, including generating and monitoring traffic, qualifying prospects, and managing move-in/move-out procedures.
  • Utilize property systems to generate sales and leasing reports, and monitor unit availability data.
  • Proactively seek resident interaction to improve service delivery.
  • Oversee on-site inquiries, manage apartment inventory, recommend rent pricing and concessions, and monitor sales and leasing activities.
  • Develop and maintain local knowledge relevant to resident needs.
  • Stay informed about market and competitor conditions impacting community occupancy.
  • Promote resident satisfaction and retention by ensuring timely responses to inquiries and resolving service issues.
  • Coordinate tenancy management, including apartment inspections, evictions, and collection of fees and charges.
  • Monitor payments, chase rent arrears, and promote tenancy extensions and revenue streams.
  • Collaborate with the maintenance team to ensure community appearance standards are met and inspect show flats.
  • Promote investor satisfaction and retention through timely performance reporting and addressing owner concerns.
  • Review and analyze financial and operational reports to identify and resolve leasing performance issues.
  • Cover Community Manager responsibilities in their absence.
  • Participate in an on-call roster for out-of-hours emergency support.
  • Ensure community operations comply with Company policies, procedures, laws, and regulations.
  • Process invoices accurately for timely payment of services.
  • Conduct regular stock takes and place orders to ensure efficient site operation.

Requirements

  • Good level of general education.
  • Proficiency in using property operations software (training will be provided).
  • Experience in driving leasing/sales performance and managing operations, including P&L responsibility and budget monitoring, within the property sector or similar environment.
  • Detailed knowledge of Landlord/Tenant Legislation.
  • Strong team player capable of working autonomously.
  • Flexible approach to working in a fast-paced and changing environment.
  • Self and culturally aware with adaptable relationship building, communication, and negotiation skills.
  • Enthusiasm to deliver exceptional experiences and continuously improve knowledge.
  • Flexibility to be part of an on-call rota outside of normal working times.
  • Demonstrable ability to coach and mentor team members.
  • Experience in motivating a team and a proven track record in delivering service excellence in a similar management role/environment.
  • Knowledge and understanding of UK Health and Safety policies.
