About the Role
The role involves operational leadership and process responsibility within your area, ensuring adherence to SLAs, quality, and safety standards. You will coordinate internal and external service providers, monitor processes, and continuously optimize workflows. Budget planning, cost control, and responsibility for ongoing projects are key aspects. You will act as a central interface between customers, management, and operational teams, actively contributing to digitalization and process optimization projects.
Responsibilities
- Operational leadership and process responsibility within your area of responsibility.
- Ensuring compliance with Service Level Agreements (SLAs), quality, and safety standards.
- Coordinating internal and external service providers.
- Monitoring technical and infrastructural processes.
- Continuously optimizing workflows.
- Responsibility for budget planning, cost control, and results for ongoing projects.
- Acting as a central interface between customers, management, and operational teams with clear, transparent communication.
- Actively contributing to digitalization and process optimization projects.
- Conducting structured tenders, obtaining offers, and negotiating contracts and conditions with service providers.
- Analyzing needs in building technology, maintenance, and upkeep, and deriving concrete procurement measures.
- Strategically selecting suppliers, evaluating them based on quality and service metrics, and monitoring the market for new trends and partners.
- Building a robust partner network and maintaining long-term business relationships.
- Identifying risks early, paying attention to ESG criteria, and implementing optimization and cost reduction measures.
- Leading your team goal-oriented, fostering motivation, development, and collaboration.
- Ensuring that services such as cleaning, security, and maintenance consistently deliver the highest quality.
- Serving as a point of contact for customers, internal departments, and external partners.
Requirements
- Completed degree in Facility Management, Industrial Engineering, Business Administration, or a technical field, or a comparable qualification.
- Minimum of 5 years of professional experience, ideally in a combination of operational responsibility and purchasing/procurement in Facility Management or a comparable industry.
- Experience in conducting tenders and handling FM contracts.
- Good understanding of building technology, maintenance, and facility processes.
- Basic knowledge of contract law and relevant legal regulations.
- Proficient in MS Office / Microsoft 365, CAFM systems, and CRM tools.
- Strategic thinking combined with strong implementation skills.
- Structured, independent, and solution-oriented way of working, even under pressure.
- Strong communication, negotiation, and argumentation skills.
- High customer and service orientation, and enjoyment in building long-term relationships.
- Ability to manage multiple projects simultaneously and set clear priorities.
- Very good German language skills (C2 level) and good English language skills, both written and spoken.
