About the Role
The Leasing Consultant is the primary point of contact for residents and prospective residents, responsible for providing outstanding customer service and demonstrating sales excellence. This role guides prospects in choosing homes and supports residents throughout their residency.
Responsibilities
- Greet prospective residents warmly and establish personal connections to determine needs and preferences.
- Professionally present the community and homes, highlighting specific features and benefits.
- Complete lease applications, assist with verification, and notify prospects of results.
- Manage and convert prospect leads into leases to achieve leasing goals, following up on all leads.
- Conduct monthly market surveys by calling or visiting competitive properties to stay informed on rents, specials, and events.
- Answer telephone calls and return voicemails promptly.
- Enter accurate and timely data into information systems and prepare leasing reports.
- Manage Entrata tasks and leads daily.
- Ensure the office, clubroom, home models, and market-ready homes are in impeccable condition.
- Share promotional ideas and events for the marketing timeline.
- Assist with social media advertising as directed by the Manager.
- Prepare for move-ins, including walking homes, preparing move-in gifts, and assembling move-in packages.
- Share information about the surrounding neighborhood with prospects and residents.
- Understand and support the customer experience vision.
- Communicate service guarantees and customer service standards.
- Take ownership to personally address and resolve customer concerns professionally and promptly.
- Support new residents during move-in, assist with lease renewals, move-outs, and resident transfers.
- Contribute ideas for improving resident satisfaction.
- Participate in monthly property renewal programs to increase resident retention.
- Accept service requests from residents and route them to the service department, following up to ensure completion and satisfaction.
- Physically inspect the property, pick up litter, and report service needs to maintenance and management.
- Embody the Mill Creek mission, values, and brand promise.
- Complete all new lease and renewal paperwork, including addendums.
- Attend training classes and meetings as required.
- Update daily activity reports, notices to vacate, leases, cancellations, transfers, and renewals.
- Post Craigslist ads daily to generate traffic.
- Strive for a 25% conversion ratio of tours to new leases.
- Adhere to all policies and procedures.
- Ensure compliance with all Federal, State, and local laws, including Fair Housing regulations.
Requirements
- High School diploma or equivalent (GED) preferred.
- Commitment to and passion for providing outstanding customer service.
- Strong communication skills (written and verbal).
- Multi-family, single-family rentals, built-to-rent, or related property management experience, retail sales, or hospitality experience.
- Ability to take ownership of resident issues and concerns and come to a resolution.
- In-depth knowledge of community, inventory, pricing, and availability, as well as the neighborhood and local community.
- Continuous research of area competitors, including pricing, amenities, and features.
- Ability to perform basic arithmetic skills.
- Capability to travel between two or more communities, if necessary.
- Ability to report to work on time, work assigned schedules (including weekends), and accurately document/verify time worked.
Skills
- Clearly communicate, speak, read, and write in English.
- Computer skills including Microsoft Word, Excel, Entrata, Yardi, and Revenue Management Software.
- Operate general office equipment, such as personal computers, tablets, telephones, and program fobs and other electronic devices.
Education Level
- High School diploma or equivalent (GED) preferred
