About the Role

The Austin Affordable Housing Corporation (AAHC) is seeking a dynamic and experienced Asset Manager – Acquisitions to oversee a growing portfolio of multifamily residential properties. This role is crucial for driving asset performance, executing strategic business plans, and managing key relationships with partners and third-party property management companies, all while upholding AAHC's commitment to providing safe, stable, and deeply affordable housing.

Responsibilities

  • Oversee the performance of affordable multifamily assets, including physical operations, leasing, and financial results.
  • Review property financial statements, budgets, and forecasts to identify risks, opportunities, and performance trends.
  • Track asset performance against budgets, pro formas, and market benchmarks.
  • Develop and maintain financial models to project returns, distributions, and capital events.
  • Monitor loan covenants and financing compliance.
  • Monitor multifamily and affordable housing market trends, submarket conditions, and competitive properties to inform asset strategies and positioning.
  • Provide guidance on leasing and marketing strategies, including pricing, concessions, absorption goals, and branding initiatives.
  • Maximize asset value through operational efficiencies and strategic capital planning.
  • Conduct site visits to stabilized and transitioning properties to assess physical condition, operational performance, and on-site team effectiveness.
  • Maintain availability outside of normal business hours to address urgent issues and support crisis management as needed.
  • Collaborate closely with property management teams and joint venture ownership to ensure transparency, alignment, and accountability.
  • Partner with joint venture asset management teams to deliver timely, accurate reporting and analysis.
  • Promote a culture of innovation, collaboration, performance excellence, and customer service across internal and external partners.

Requirements

  • Minimum of seven (7) years of experience in residential asset management, with a strong focus on affordable multifamily housing.
  • Austin market experience required.
  • Demonstrated expertise in financial modeling, leasing strategy, budgeting, forecasting, and investment analysis.
  • Experience managing assets within joint ventures and working with third-party property management companies.
  • Ability to interpret and apply real estate agreements, including leases, loan documents, and partnership agreements.
  • Bachelor's degree required.
  • Advanced proficiency in Microsoft Excel.
  • Strong written and verbal communication skills, with the ability to clearly present strategies, recommendations, and decisions to internal and external stakeholders.
  • Proven leadership experience, including managing teams and direct reports.
  • Ability to prioritize multiple assignments and consistently meet deadlines in a fast-paced environment.
