About the Role

This role manages the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve budgeted financial and operational goals. Ensures compliance with Company policies, Fair Housing, ADA, FCRA, and other relevant laws and regulations governing multi-family housing operations.

Responsibilities

  • Provides input into budget development by analyzing financial statements, marketing information, and operational reports.
  • Meets targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, making bank deposits, and preparing monthly financial status reports.
  • Approves vendor invoices by reconciling work performed, ensuring insurance validity, coding charges, and managing communication between vendors, accounting, and owners.
  • Controls expenditures by staying within the approved budget and manages the petty cash fund.
  • Oversees lease enforcement, including approving applications, discounts, and renewal leases, conducting inspections, following notice requirements, evicting residents, and imposing allowable charges.
  • Gathers and analyzes market trends to implement marketing and leasing strategies for occupancy and revenue goals.
  • Promotes resident satisfaction and retention by responding to complaints and resolving service issues promptly.
  • Ensures maintenance team compliance with Company standards for responding to and completing resident service requests.
  • Conducts regular property inspections to ensure physical aspects meet established standards for safety, cleanliness, and appearance.
  • Supervises property staff through interviewing, hiring, orienting, training, and performance management.
  • Assists in managing client/owner relationships by meeting with owners, conducting property tours, providing performance updates, and responding to requests.
  • Completes various accounting, financial, administrative, and other reports.
  • For California Only: Manages the lease process using the California specific Lease File Checklist to ensure document completeness, compliance, and organization.

Requirements

  • Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
  • 4-6 years minimum of relevant experience in property management, sales, marketing, and customer service.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Excellent communication, conflict resolution, and customer service skills.
  • Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative member of a team.
  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Incumbents must have a valid driver’s license to drive a golf cart on property and ensure all other on-site staff that has access to drive the golf cart also has a valid driver’s license.
  • Proficiency in Internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite).
  • Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members.
  • Must be able to physically access all exterior and interior parts of the property and amenities.
  • Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.

  • $120,000 - $125,000
