About the Role

The Property Accountant reports to the Manager, Property Accounting to provide reliable and timely financial reports for properties managed by CPMI and support property managers and administrators.

Responsibilities

  • Maintain property accounting records for the assigned Commercial portfolio.
  • Generate monthly financial statements and supporting schedules.
  • Assist in reconciliation of capital project costs.
  • Complete the analysis of all capital costs incurred.
  • Enter journal entries and A/R adjustments.
  • Prepare annual Common Area Maintenance (CAM) and Tax final billing adjustments.
  • Prepare year-end audit working paper files and maintain amortization schedules.
  • Perform month-end activities, including balance sheet and account reconciliations, and financial statement preparation.
  • Assist with the preparation of budgets.
  • Assist with various functions within the finance department as assigned.
  • Support property administration staff in the financial management of their properties.
  • Respond to inquiries from Owners and the property management team.
  • Analyze property records and address outstanding issues.
  • Attend monthly financial review meetings.
  • Monitor cash flow for assigned properties.
  • Prepare monthly HST reconciliation.
  • Provide efficient and effective communication, in a professional manner, with all employees and clients.
  • Support property management administration staff in responding to financial inquiries from tenants and vendors (receivables, CAM and Tax recoveries).

Requirements

  • Degree or Diploma in Accounting or related field.
  • CPA designation, or in pursuit of designation.
  • Minimum 1-3 years of accounting experience within the commercial property management industry or experience within a public accounting firm.
  • Advanced MS Office skills, specifically in Excel and Word.
  • Strong analytical, organizational, and time management skills.
  • Experience assisting with preparing year-end audit packages and statements for external auditors.
  • Intermediate to advanced Excel skills.
  • Working knowledge of real estate and property management financial accounting systems and software.
  • Experience working with Yardi and understanding of Real Estate terminology is considered an asset.
  • Supports teamwork environment with a positive and professional attitude.
  • Open to learning and developing new skills/knowledge.

  • Detail-oriented and organized with a strong interest in accounting and financial operations.
