Responsibilities

• Ensure routine mechanical and electrical plant PPM is carried out per site task schedules and asset lists.
• Complete reactive building tasks and proactively suggest improvements, including concessionary stores and fabric items.
• Manage subcontractor performance to meet contract requirements, approving work and ensuring safe operations.
• Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements.
• Swiftly remedy plant faults and defects to maintain serviceable order.
• Ensure availability of suitable spares for maintenance and reactive works, providing parts lists and estimated timescales.
• Complete and submit all relevant paperwork for reactive and breakdown works to the contract administrator promptly.
• Prepare and utilize Method Statements and Risk Assessments for all tasks to ensure safe working practices.
• Develop good working relationships with BGIS staff, subcontractors, and client representatives.
• Ensure a safe and healthy working environment, including wearing uniform and PPE at all times.
• Maintain the professional image of BGIS to clients.
• Ensure all BGIS-responsible plant rooms are kept locked and in a clean, tidy condition.
• Supervise and monitor subcontractor works during on-site maintenance.
• Action and complete assigned tasks appropriately.
• Ensure tasks are completed with appropriate Health & Safety awareness and implementation.
• Maintain awareness and compliance with contractual KPIs/SLAs.
• Keep the Computer Based Maintenance system (e.g., Maximo) updated with accurate data for PPM and reactive tickets.
• Proactively check the operation of the LOTO system per BGIS Quality, Health & Safety procedures and client requirements.
• Oversee building environmental conditions using the BMS System to maintain acceptable internal conditions.
• Ensure the engineering team produces required near miss reports, dynamic risk assessments, and detailed records of site activities, challenging and escalating non-compliance.
• Perform any other task as directed by the Site management team.
