Responsibilities
- Ensure routine mechanical and electrical plant PPM is carried out according to site task schedules and asset lists.
- Complete reactive tasks throughout the building and proactively suggest improvements.
- Manage subcontractors to meet contract requirements, approving their work and ensuring safe operations.
- Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Ensure plant faults and defects are promptly remedied to maintain serviceable order.
- Maintain adequate stock of suitable spares for maintenance and reactive works, providing parts lists and estimated timescales.
- Complete and submit all relevant paperwork for reactive and breakdown works to the contract administrator without delay.
- Prepare and utilize Method Statements and Risk Assessments for all tasks to ensure safe working practices.
- Foster positive working relationships with BGIS staff, subcontractors, and client representatives.
- Ensure a safe and healthy working environment, including consistent use of uniform and PPE.
- Maintain the professional image of BGIS to clients.
- Ensure all plant rooms under BGIS responsibility are kept locked, clean, and tidy.
- Supervise and monitor subcontractor works on site.
- Ensure assigned tasks are actioned and completed appropriately.
- Complete directed tasks with appropriate Health & Safety awareness and implementation.
- Maintain awareness and compliance with contractual KPIs/SLAs.
- Keep the Computer Based Maintenance system (e.g., Maximo) updated with accurate data for closed-out PPM and reactive tickets.
- Perform any other tasks as directed by the Site management team.
- Ensure the engineering team produces required near miss reports, dynamic risk assessments, and detailed records of site activities, challenging and escalating non-compliance.
- Proactively check the operation of the LOTO system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Monitor building environmental conditions using the BMS System and maintain acceptable internal conditions.
