About the Role
Colliers Project Leaders helps clients advance the built environment by assisting them to build amazing workplaces, businesses, and communities. We are looking for an Assistant Project Manager with Data Center experience to join our Owner's Rep team in Port Washington, WI.
Responsibilities
- Lead all aspects of assigned responsibilities on construction projects.
- Manage project setup, including budget and schedule creation and oversight.
- Develop, plan, oversee, and coordinate RFPs and pre-bid activities.
- Facilitate design and construction phases.
- Coordinate with traditional and design-build contractors.
- Oversee physical construction activities on site.
- Lead commissioning of critical systems integration for new builds and existing data centers.
- Hand off physical data center and project documents to the customer and operations.
- Manage contractor safety performance.
- Coordinate and plan logistics for all OFCI equipment.
- Manage project scope, safety, schedule, stakeholders, data center work rules, and budget.
- Drive all aspects of construction, including pre-construction, design development, permitting, competitive bidding, team selection, construction oversight, commissioning, and project closeout.
- Act as project leader, driving coordination and integration of internal customers.
- Manage General Contractors and vendor project management resources for assigned construction projects.
- Report to the assigned project team and manager.
- Assist with portfolio execution from concept through commissioning and prepare monthly/quarterly reports.
- Drive day-to-day construction decisions to conclusion.
- Perform QA/QC work to confirm accuracy of assigned projects.
- Handle inputs and delivery of work products with internal team members to ensure new data center spaces meet client requirements.
- Establish and track project budgets and submit approval packages.
- Partner with Base Building Director(s), Construction Cost & Finance to produce monthly project forecasts, variance analyses, and execute MSAs and project authorizations.
- Manage vendors and contractors, including qualification and relationship building.
- Review monthly billing with the team, confirm substantiation, and audit against budget.
- Ensure 'lessons learned' are documented and used for continuous improvement.
- Ensure the project team aligns with project turnover documentation requirements for Operations.
- Coordinate design criteria and construction with ongoing maintenance and operation of existing facilities in close collaboration with Operations.
Requirements
- Bachelor’s degree in Construction Management, Architecture, Engineering or a similar field.
- 2+ years of project management experience required; 3-5 years preferred.
- Sophisticated and technical construction experience required.
- Data Center and General Contractor experience preferred.
- Experience in CSA (civil, structural, architectural) and MEP (mechanical, electrical, plumbing) construction management is required.
- Proficient in Microsoft Office and project management tools like MS Project or P6.
- Knowledge of Procore software preferred.
- Travel may be required and could grow, but will be assessed by the project team.
- Ability to read, write and understand English for job-related communications and instructions.
