About the Role

The General Laborer is responsible for maintaining the appearance of the apartment community to ensure a clean and safe environment for residents. Duties include upkeep of grounds, parking lots, building exteriors, amenities, and preparing apartments for market-ready status.

Responsibilities

• Maintain the upkeep of grounds, parking lots, building exteriors, amenities, leasing office, and other community buildings daily.
• Assist in preparing market-ready units during turnover periods, including cleaning and trash removal from vacant and/or model apartments.
• Identify and report maintenance and appearance concerns for upkeep and repairs on exteriors, grounds, apartments, models, garages, clubhouse, and other common areas.
• Assist maintenance staff with light work orders such as replacing lights, fixing exterior lights, repairing broken fences, cleaning exterior lights, and light painting.
• Support leasing staff by delivering notices, tagging broken-down cars, and performing other assigned light duties.
• Perform minor repairs and maintenance on grounds-keeping/cleaning equipment.
• Ensure proper inventory control and upkeep of grounds/cleaning equipment and supplies.
• Maintain and clean apartment community pools.
• Assist with and unload deliveries.
• Perform snow removal and salting of property as needed.
• Perform other duties as assigned.

Requirements

• Must possess a valid driver's license and have an acceptable driving record.
• Reliable transportation is required and may need to be used for work purposes.
• Ability to work weekends or extended hours as required.
• Constant need to be on feet; bend, stoop, squat; climb stairs, push or pull, reach above shoulder, climb ladders, grasp/grip/turning; finger dexterity; writing; shoveling; lifting/carry in the performance of duties.
• Must be able to lift up to 50 pounds unassisted.

Skills

• Grounds-keeping or general labor experience preferred.
• Ability to work independently and in a team environment.
• Knowledge of and ability to operate grounds and cleaning equipment.
• Effective communication and interaction with managers, co-workers, vendors, and residents.
• Attention to detail and quality control under timelines.
• Initiative to identify and solve problems within established processes.
• Excellent interpersonal skills.
• Ability to be at work regularly and on time.

Experience Level

• 1-3 years’ experience in grounds-keeping or general labor preferred
