About the Role
The Property Manager at PeakMade Real Estate is responsible for the overall operation and profitability of a student housing property in the Greater Toronto Area. This position will lead, motivate and mentor high-performing teams to provide a world-class living experience for our residents. As the onsite leader and decision maker, they will be responsible for successfully maximizing property income, occupancy and NOI. Our ideal candidate will be a financially savvy leader with strong industry knowledge and the ability to implement creative leasing strategies that will contribute to the property's success.
Responsibilities
- Manage high-quality on-site staff through effective recruitment, training, coaching and development programs.
- Perform and document employee evaluations, including performance reviews, corrective action reviews, and termination paperwork, in accordance with the Ontario Employment Standards Act (ESA) and applicable human rights legislation.
- Direct the entire unit turnover process per Company policies and procedures.
- Maintain product knowledge of the property and competitors through consistent evaluation of local market conditions and trends.
- Show, lease, and move in prospective residents.
- Implement sales and marketing plans that effectively maximize rental income and budgeted occupancy.
- Achieve the highest possible net operating income through effective cost control and revenue improvement programs.
- Develop yearly operating budgets/forecasts and prepare/convey operational and financial data to the Regional Manager.
- Monitor rent collections and ensure compliance with the Ontario Residential Tenancies Act (RTA) and other applicable provincial tenancy legislation.
- Manage resident retention and service request follow-up programs.
- Monitor service request turnaround and ensure the responsiveness of the maintenance staff.
- Complete required reports as outlined in PeakMade policies and procedures, and additional reports requested by owner/supervisor(s).
- Perform apartment inspections monthly, prior to move-in, and at move-out.
- Manage property risk effectively by communicating incidents and potential liabilities, and by maintaining compliance with applicable Ontario health and safety and accessibility requirements.
Requirements
- Regular onsite presence is an essential function of this position; working full-time in office is required.
- Four (4)+ years of experience in property management required.
- Two (2) years of campus student housing management experience preferred.
- Proven ability to perform in all areas of property management, including people management, financial reporting, problem-solving, sales, maintenance, and resident relations.
- Ability to analyze and evaluate monthly financial statements and develop yearly operating budgets/forecasts.
- Excellent verbal and written communication skills.
- Working knowledge of property management software; Entrata highly preferred.
- Legally entitled to work in Canada.
