Responsibilities

  • Lead the direction, completion, and outcome of assigned building assessment projects and related services in accordance with ASTM standards and/or client-specific scopes of work.
  • Conduct client-facing on-site assessments and prepare written reports detailing findings, including Property Condition Assessments, Phase I Environmental Site Assessments, asbestos/lead/radon sampling, seismic reports, structural surveys, roofing surveys, ADA checklists, pre-construction document reviews, and construction monitoring.
  • Review previous assessment reports, historical, and regulatory records for the property and surrounding area, reporting data in accordance with ASTM criteria and client scope.
  • Communicate with local Building, Zoning, and/or Fire Departments to identify outstanding violations or required corrective actions.
  • Travel by Plane, Motor Vehicle, or Train (up to 50% of workweek) to client sites across the U.S., potentially including overnight stays and weekend travel.
  • Manage project-specific communication with the leadership team, providing updates on progress and potential issues.
  • Conduct various building assessments, including but not limited to Property Condition Assessments, Phase I Environmental Site Assessments, asbestos/lead/radon sampling, Seismic Reports, structural surveys, roofing surveys, Facility Condition Assessments, energy audits, accessibility assessments, mechanical equipment evaluations, Industrial Maintenance Operations & FLS Assessments, ADA checklists, pre-construction document reviews, construction monitoring, desk reviews, report reviews, and document review.
  • Perform physical surveys of building equipment and systems (mechanical, electrical, plumbing), structure, foundations, interiors, exterior walls, windows, roofs, and pavement.
  • Observe property's mechanical systems, components, equipment, and conditions to identify significant physical deficiencies.
  • Obtain areas/measurements and quantities to justify estimated costs for repairs and replacement reserve expenditures.
  • Conduct interviews with property owners, tenants, service providers, local government agencies, and other knowledgeable individuals.
  • Provide photographic documentation of the site.
  • Prepare written reports using a computer, iPad, or other electronic device, accurately describing onsite findings and specialized client requirements.
  • Modify scope and technical writing needs based on project-specific requirements, property characteristics, geographic location, and site conditions.
  • Leverage professional/technical expertise and judgment in developing project plans and assessments.
  • Review pertinent property records provided by the client or property contact, including leasing literature, repair receipts, proposals, operating expense schedules, and construction drawings.
  • Review tenant/ownership repair/improvement costs and related documents such as certificates of occupancy, maintenance reports, elevator safety reports, Building and Fire Department reports, and warranty information.
  • Act as a technical lead, providing guidance and direction for specialized projects and protocols.
  • Meet or exceed performance objectives for productivity and report quality.
  • Protect company information by maintaining confidentiality.
  • Deliver outstanding customer service through timely responses and proactive solutions.
  • Demonstrate company guiding principles in support of strategic goals.
  • Follow all documented policies, Standard Operating Procedures, and Work Instructions.

Requirements

  • Bachelor's degree (B.A. or B.S.) from a four-year college or university in a related field, or a minimum of three years of related experience.
  • In lieu of a degree, five years of related experience and/or training, or an equivalent combination of education and experience.
  • Valid driver's license with no significant MVA points/violations (clean driving record).
  • Proficiency in operating a computer, including knowledge of word processing, spreadsheet, and project management software (e.g., Quire, AssetCalc, Microsoft Suite).
  • Ability to operate an electronic tablet in the field for live data collection.
  • Understanding of construction materials and methods, environmental concerns, cost estimating, and industry standards.
  • Ability to manage multiple stakeholders within the organization and business units.
  • Ability to work independently and as part of a team.
  • Ability to work in a constant state of alertness and safe manner.
  • Ability to successfully work from a remote location.
  • Ability to meet the physical demands of the job.
  • Must have a cell phone and supply your own internet service.

  • Salary range starting at: $70,000
  • Annual Incentive Bonus Plan
  • Base Pay is adjusted based on job-related knowledge, skills, experience, and market location.
