About the Role
The American Housing Corporation is seeking a Project Delivery Lead to manage projects from initial diligence through to completion, ensuring delivery on time, on budget, and at high quality. This high-ownership, high-visibility role reports directly to the CEO and Chief of Staff, with opportunities for growth as the company scales.
Responsibilities
- Engage from diligence, partnering with the land team and underwriting to pressure-test constructability, cost, and schedule before deal commitment.
- Own each project end-to-end, from diligence through design, production, install, and field construction, to a home accepted by Sales as ready for sale.
- Own the schedule by building and maintaining the critical path across design, factory, install, and field, and driving momentum through every handoff.
- Own the budget by managing each project to its approved cost, tracking cost-to-complete, protecting margin, and releasing spend only when scope is complete and quality standards are met.
- Own risk by spotting problems early, sizing them, and driving mitigation before they compound, holding the line on the standard product.
- Help build the process and system of record for performance, standing up stage gates, handoff standards, and reporting that track schedule, cost, quality, and risk.
- Coordinate across real estate operations, project architects, production, install, field operations, and sales, aligning factory output and site readiness.
- Drive quality and reduce punch and rework by holding every stage to scope and standard through checklists, gates, and field verification.
- Provide leadership with a clear, honest read by running project reviews, keeping documentation current, and communicating changes proactively.
Requirements
- 8+ years delivering complex residential or construction projects, with direct budget-and-schedule ownership across multiple functions.
- A track record of owning projects end-to-end and delivering them on time, on budget, and to standard.
- Experience building process and structure where little existed.
- Comfortable with metrics and reporting, using data to drive decisions.
- Proven ability to manage risk: spotting problems early, escalating with judgment, and driving mitigation to resolution.
- High EQ and exceptional stakeholder management skills.
- A bias toward standardized, repeatable product over bespoke, one-off projects.
- Highly organized and calm under pressure in a fast-paced, high-volume environment.
- Strong problem-solving and communication skills.
- Proficiency with schedule and project management tools (e.g., Procore, ACC, MS Project, etc.) and comfort with Google Workspace.
- Strong working knowledge of residential building systems, site work, and the construction-to-handover process.
