About the Role

The Maintenance Supervisor is responsible for planning, prioritizing, assigning, supervising, and participating in all facility maintenance tasks. This role involves the organization and oversight of routine and daily maintenance at specified apartment complexes, including scheduling and supervising maintenance staff. The position requires proactive work, adherence to Burbank Housing standards, and a strong understanding of the physical aspects of assigned properties. Maintenance Supervisors may be called upon to manage off-hour emergencies.

Responsibilities

  • Frequent travel between sites.
  • Daily supervision, organization, and scheduling of Maintenance Technicians and Maintenance Trainees.
  • Communicate with Site Management daily to monitor work orders, scheduled unit turns, and maintenance issues.
  • Track Maintenance Staff time and review/approve timesheets.
  • Address vacation requests and absences, and make time sheet corrections.
  • Approve mileage expenses for supervised employees.
  • Generate written personnel schedules detailing ongoing unit turns and work orders.
  • Attend meetings with Director of Maintenance Operations, Facilities Manager, other Maintenance Supervisors, and Property Management Staff.
  • Conduct and document monthly safety meetings with staff.
  • Train, direct, and assist Maintenance Staff in following Burbank Housing procedures.
  • Ensure economic and efficient on-site supplies management.
  • Conduct interactions with outside vendors.
  • Provide ongoing job performance feedback and annual written evaluations for supervised staff.
  • Participate in personnel conflict resolution with Facilities Manager and Human Resources.
  • Participate in the recruitment of new maintenance and janitorial staff.
  • Identify maintenance-related issues and bring them to on-site management's attention.
  • Other duties as assigned.

Requirements

  • Must be self-motivated, detail-oriented, well-organized, and sensitive to the needs of properties, tenants, and staff.
  • Ability to assess projects and estimate time needed for completion.
  • Ability to read, interpret, and complete work orders.
  • Ability to supervise others while assessing and reporting property maintenance needs.
  • Commitment and enthusiasm towards achieving Burbank Housing’s Mission and Vision Statements.
  • Ability to work cooperatively and effectively with a diverse group of people.
  • Good interpersonal, delegation, and supervisory skills.
  • Competence to plan maintenance schedules.
  • Ability to analyze and solve problems.
  • Good repair skills related to all aspects of apartment maintenance.
  • Strong oral and written communication skills.
  • Strong time management skills and ability to multi-task.
  • Basic computer skills required (Outlook email/Word/Excel).
  • Ability to gain proficiency with software applications related to affordable housing maintenance, property management, and timesheet review.
  • Possession of a valid California Driver’s License, a good driving record, and automobile insurance.
  • Regular daily access to reliable, currently registered transportation; willingness to provide own vehicle for driving.
  • Ability to supervise staff following standardized procedures and company policies.
  • Ability to work safely and anticipate hazards.
  • Ability to request training if the safe use of equipment is unknown.
  • Ability to wear appropriate personal protective equipment when hazards require it.
