About the Role

The Senior Building Controls Programmer is responsible for designing, programming, configuring, integrating, and supporting Building Automation Systems (BAS) to optimize building performance, occupant comfort, and energy efficiency. This role collaborates with various stakeholders to ensure control systems meet high standards for quality and customer satisfaction, combining office and on-site work with travel to project sites.

Responsibilities

Design, develop, configure, and support software for Building Automation Systems (BAS).
Develop control logic, graphics, alarming, trending, scheduling, and system databases using the Tridium Niagara Framework.
Design and implement integrations between BAS platforms, HVAC equipment, energy management systems, and third-party systems using industry-standard protocols.
Participate in system architecture discussions, design reviews, and implementation planning.
Lead software commissioning activities, startup support, functional testing, and system validation.
Troubleshoot complex programming, sequence of operation, integration, and network issues during commissioning and post-handover support.
Collaborate closely with Project Managers, Controls Engineers, electricians, mechanical contractors, IT personnel, and clients throughout project execution.
Prepare and maintain technical documentation including programming standards, network architecture, system configurations, graphics, and as-built documentation.
Support customer training and provide technical assistance during project turnover.
Mentor junior programmers and contribute to the development of internal programming standards, documentation, and continuous improvement initiatives.
Manage multiple projects while meeting established schedules and project milestones.
Provide ongoing technical support for existing BAS installations as required.

Requirements

Diploma or Degree in Automation Engineering Technology, Computer Engineering, Software Engineering, Electrical Engineering, or a related technical discipline.
Minimum five years of experience programming or integrating Building Automation Systems.
Demonstrated experience with the Tridium Niagara Framework (Niagara N4).
Strong understanding of HVAC systems including Air Handling Units (AHUs), Boilers, Chillers, Heat Pumps, Heat Exchangers, Variable Air Volume (VAV) systems, and Hydronic systems.
Strong troubleshooting and analytical skills.
Experience working in commercial, institutional, healthcare, or industrial environments.
Ability to interpret mechanical drawings, control schematics, sequences of operation, and network architecture.
Excellent communication and interpersonal skills.
Ability to manage multiple priorities in a fast-paced, project-driven environment.
Valid driver's license and willingness to travel to project sites.
