About the Role

The Technician III - Static is responsible for operating the facility, including mechanical and supporting systems. This role involves performing structured inspections, preventative and corrective maintenance, and routine services on facility equipment. The position requires adherence to established processes, environmental, health, and safety regulations.

Responsibilities

  • Provides observations about facility, mechanical, and electrical equipment conditions and suggests enhancements.
  • Performs work in accordance with established processes and practices.
  • Complies with all internal and external requirements, including environmental, health, and safety regulations.
  • Conducts regular facility, mechanical, and equipment inspections and preventative/corrective maintenance.
  • Responds to service requests and performs maintenance on facility mechanical equipment and systems.
  • Monitors assigned facility through walkthroughs for equipment system inspection.
  • Operates facility mechanical and other systems.
  • Manages work order lifecycle from dispatch to completion, recording resolution data.
  • Ensures completed work meets quality and contractual requirements.
  • Assists in the implementation of the preventative maintenance (PM) program.
  • Identifies, records, and escalates deficiencies, and maintains related documents.
  • Assists in enhancing tenant and customer satisfaction through work performance and service delivery.
  • Participates in and assists with facility-related projects.
  • Ensures work performance complies with corporate and legislated policies.
  • Maintains all assigned tools and arranges for repair/replacement.
  • Submits all expenditures on a timely basis.
  • Performs other duties as assigned.

Requirements

  • High school diploma plus trades training and/or certification or licensing.
  • Minimum 3 years of experience in preventive and corrective maintenance on HVAC, pneumatic, or hydraulic systems.
  • Sound knowledge of facility operations and maintenance processes and practices.
  • Demonstrated ability to maintain, troubleshoot, and repair mechanical and building systems.
  • Possesses a strong environmental, health, and safety mindset.
  • Strong client-service orientation with a high sense of urgency.
  • Knowledge and understanding of Building Automation Systems (BAS).
  • Knowledge and understanding of HVAC Systems.
  • Effective communication skills for data relay, exchange, feedback, and clarification.
  • Mentoring skills required to support lower-level technicians.
  • Must be able to work shifts, be available for on-call/standby, and emergency call-outs.
  • Must strictly adhere to Health and Safety policies, including wearing required PPE.
  • Must be capable of obtaining appropriate security clearance.
