About the Role
The Property Manager is responsible for overseeing the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve budgeted financial and operational goals, while ensuring compliance with Company policies and procedures.
Responsibilities
- Provide input into budget development by analyzing financial statements, market information, and operational reports.
- Meet targeted revenues by setting rent rates, ensuring timely rent collection and deposit, and preparing monthly financial reports.
- Approve vendor invoices by reconciling work performed, verifying insurance, coding charges, and managing vendor communication.
- Control expenditures by adhering to the approved budget and managing the petty cash fund.
- Oversee lease enforcement, including approving applications, discounts, and renewals, conducting inspections, following notice requirements, evicting residents, and collecting fees.
- Gather and analyze market trends to implement marketing and leasing strategies for occupancy and revenue goals.
- Promote resident satisfaction and retention by promptly addressing complaints and resolving service issues.
- Ensure maintenance team compliance with Company standards for responding to and completing resident service requests.
- Conduct regular property inspections to ensure the physical aspects of the property meet established standards for safety, cleanliness, and appearance.
- Supervise property staff through interviewing, hiring, orienting, training, and performance management.
- Assist in managing client/owner relationships by meeting with owners, conducting property tours, providing performance updates, and responding to requests.
Requirements
- Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
- 4-6 years minimum of relevant experience demonstrating property management, sales, marketing, and customer service.
- Ability to manage multiple priorities in a fast-paced environment.
- Excellent communication, conflict resolution, and customer service skills.
- Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative team member.
- Incumbents must have all licenses and/or certifications as required by Provinces and local territories.
- Proficiency in Internet, word processing, spreadsheet, and database management programs.
- Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite).
- Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members.
- Ability to physically access all exterior and interior parts of the property and amenities.
- Ability to push, pull, lift, carry, or maneuver weights of up to nine (9) kilograms independently and twenty-two (22) kilograms with assistance.
