About the Role

This role oversees and performs technical and mechanical work to ensure the community's buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.

Responsibilities

  • Assists and completes work orders generated from resident requests for service, diagnosing issues and making repairs.
  • Oversees and completes the "make-ready" process for vacant apartments, including inspections, punch lists, vendor scheduling, supply management, and repairs.
  • Develops standards for the cleanliness and appearance of community grounds, amenities, building exteriors, and common areas.
  • Periodically inspects work performed by other service team members and contractors to ensure quality and adherence to standards.
  • Maintains an adequate inventory of spare parts and maintenance materials, ordering supplies within budgetary guidelines.
  • Completes monthly preventative maintenance procedures.
  • Assists in developing the budget for regular repair, maintenance, and capital projects.
  • Supports cost-cutting and expense control programs by prioritizing repairs over replacements and minimizing waste.
  • Conducts regularly scheduled safety meetings, ensures MSDS sheets are current, and maintains compliance with OSHA and other safety regulations.
  • Demonstrates customer service skills by treating residents with respect, responding to complaints efficiently, and completing assigned work orders with urgency.

Requirements

  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, other building maintenance, or related trade.
  • Must provide own hand tools unless prohibited by State law.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
  • Ability to apply principles of logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills.
  • Ability to read, write, and communicate effectively.
  • Proficiency in internet, word processing, spreadsheet, and database management programs.
  • Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions.
  • Incumbents must have EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system.
  • Incumbents must have all certifications as required by State and Local jurisdictions.
  • Incumbents must have a valid driver’s license to operate a golf cart on the property, if applicable.
  • Ability to stand, walk, and/or sit for extended periods.
  • Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Ability to work inside and outside in all weather conditions.
  • Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Local, routine travel may be required.
  • Ability to work a flexible work schedule, including evenings, weekends, and holidays (on-call).
