About the Role

RiseBoro is seeking a live-in Superintendent responsible for the daily maintenance and repairs of grounds and buildings. This role requires on-call availability for emergencies and involves a wide range of repair tasks across various building systems.

Responsibilities

• Perform daily maintenance and repairs of grounds and buildings, including roofing, masonry, windows, sheetrock, plaster, plumbing, electrical, HVAC, painting, and doors and hardware.
• Be on call 24 hours for emergencies.
• Conduct roof sealing, cementing, taring, cleaning, and painting.
• Perform masonry cleaning, sealing, repair, cementing, and scrubbing.
• Replace windows and frames, and perform related sealing, painting, and cleaning.
• Repair sheetrock/plaster holes, including taping, sanding, cleaning, replacement, and painting.
• Unclog and maintain clear drains using plungers, snakes, and chemicals.
• Properly and safely use propane torch, solder, flux, pipe wrenches, and benders.
• Remove and replace plumbing fixtures such as lavatories, toilets, aerators, and shower bodies.
• Remove and install pumps.
• Install and repair inside and outside lighting, light fixtures, intercoms, door buzzers, and alarms.
• Bleed pipes and radiators, install valves, pitch radiators, and adjust timers.
• Program boiler controls and report on settings daily.
• Perform basic diagnosis and repair of boilers and heating systems (if qualified).
• Perform touch-up and large-scale painting in hallways, vacant apartments, and basements.
• Secure basement doors and install locks, dead bolts, hinges, and hasps.
• Perform daily maintenance and cleaning, including snow shoveling, sanding, salting, and scraping as needed.
• Manage apartment turnovers.
• Perform Yardi inspections as required by management.
• Perform other duties as assigned.

Requirements

• S-12 and S-13 certifications required or must be obtained within the first 60 days of employment.
• Sustainability Training or certificate preferred.
• Superintendent experience in comparable affordable housing buildings preferred.
• Must be on feet and moving throughout the building and grounds continuously.
• Ability to lift/carry up to 100+ lbs.
• Ability to push/pull up to 100+ lbs.
• Ability to bend, squat, kneel, twist/turn, climb, and crawl.
• Ability to reach above shoulder height.
• Ability to drive an automatic or standard vehicle.
