About the Role
The Property Manager I performs responsibilities related to property oversight and daily operations for an apartment community with 134 units. This includes managing apartment rentals, move-ins, and lease renewals, as well as ensuring the property’s financial, operating, and resident service goals are met.
Responsibilities
- Manages the collection of monthly rents and other income.
- Monitors delinquency and takes remedial steps to collect through communication and actions.
- Oversees all marketing efforts, monitoring traffic, and pursuing resident leads and opportunities.
- Qualifies prospective residents and secures appointments.
- Meets prospects and shows apartments in an enthusiastic manner, emphasizing selling points, and creating a sense of urgency.
- Proactively trains, motivates, and supervises all site staff to achieve operational goals.
- Demonstrates advanced ability related to Performance Management, including celebrating successes, providing corrective action, holding staff accountable, and communicating goals and deadlines.
- Oversees capital improvement projects by keeping residents updated and informed, and works closely with the Maintenance Supervisor.
- Regularly inspects apartment buildings, grounds, and vacant units.
- Coordinates with maintenance staff and contractors and vendors to complete repairs.
- Completes reports that include property information such as traffic, occupancy, work orders, vacancy days, capital improvement, and property walk-throughs/inspections.
- Takes the lead by taking on a proactive approach to customer service and resolving resident complaints.
- Acts as a liaison between residents and maintenance staff to ensure maintenance requests are corrected in a timely and professional manner.
Requirements
- Minimum of three (3) years of supervisory experience.
- Minimum of four (4) years property management experience or equivalent.
- Strong salesmanship skills.
- Excellent interpersonal skills and the ability to negotiate, listen and manage prospect/resident relations.
- Excellent organizational, planning and multitasking skills.
- Advanced knowledge of Microsoft Word, Excel, and Outlook.
- Ability to be at work regularly and on time.
- Must have valid driver’s license & clean driving record.
- Reliable transportation required.
- Ability to work weekends or extended hours as required.

- Understanding of economic impacts of days vacant and turnover

- Understanding of Credit Risk based on applicant qualifying guidelines
- Ability to manage delinquency through outreach effort
- Ability to complete weekly/monthly reports and knowledge of how the information collected is applied when making business decisions
- Property Management Software Experience (Timberline, Yardi, Real Page etc.)
Experience Level
- Minimum of three (3) years of supervisory experience
- Minimum of four (4) years property management experience or equivalent
