About the Role
Every new Primer campus starts as an empty building in a city where we've never operated. You will be responsible for turning these empty buildings into schools quickly, ensuring they pass code, fit the budget, and embody the Primer brand from day one. The pace of campus openings depends on your ability to manage this process effectively, and the standards you establish will be replicated across all future campuses.
Responsibilities
- Lead site feasibility and pre-construction activities, including code analysis, zoning review, traffic and parking studies, and test fits.
- Manage permitting processes across various jurisdictions, including building permits, fire life safety, ADA, zoning variances, and change of use.
- Coordinate and manage civil engineers, fire life safety specialists, and local architects of record.
- Develop relationships with code officials and inspectors in each city.
- Manage multiple projects simultaneously, ensuring deadlines are met.
- Research and specify furniture, equipment, and branded materials for Primer campuses.
- Build a vendor list and product catalog for internal teams.
- Identify value engineering opportunities to save costs without compromising the student experience.
Requirements
- 5+ years of experience in architectural project management, interior design, or a related field, with demonstrated ownership from design through construction.
- Experience building design standards or prototypes for multi-location rollout is a significant plus.
- Background in schools, retail, or hospitality sectors where physical space is critical.
- Deep knowledge of building codes, ADA, fire life safety, zoning, and permitting across multiple jurisdictions.
- Fluency in AutoCAD, Revit, or equivalent software.
- Proficiency with project management tools.
- Ability to manage multiple projects and vendors concurrently without losing track.
- Willingness to build playbooks and processes as you go, as not all procedures will be pre-defined.
